About The Estates of Sharon Falls
The Estates of Sharon Falls (aka Sharon Falls Estates) is an elite community of 22 exquisite custom-built million-dollar luxury homes on 2-acre homesites. This scenic subdivision is surrounded by organic beauty with lush woodlands, streams, natural lakes, ponds and local wildlife.
The Estates of Sharon Falls is located in Sharon Township of Wadsworth (Medina County), comprising Arbor Falls Dr, the eastern end of Appian Way (house numbers 5682-5617), and two homes on Stags Leap Dr (house numbers 5453 & 5468).
This development is situated between adjoining communities: The Ridge to the southwest and its sister subdivision, The Woodlands of Sharon Falls, to the southeast.
It is accessible from the north side of Ridgewood Rd through The Ridge or its other sister subdivision, The Preserve of Sharon Falls.
Homes were constructed from 2008-2024 by custom builders including Elite Designer Homes, J. E. Moran Builders, and Steven Moore Custom Homes.
You won’t find any basic boxy home designs or vinyl siding in this premier community. Elegant facades feature natural materials like stone, brick and stucco with various contemporary, old-world, European chalet, and Craftsman designs.
Driveways flanked by stacked stone pillars and even privacy gates ornament the streetscape and create an impressive entrance to these majestic estates.
Thoughtfully designed to offer privacy and seclusion, properties boast considerable setbacks of at least 100 feet with abundant mature trees so that homes are partially/fully obscured from street view.
Expansive front yards are adorned with bounteous professional landscaping, serene fountained ponds, and winding/circular motor courts.
These commodious homes range from 4,700-16,000+ square feet with 4-6 bedrooms and 4.5-8+ bathrooms.
Inside, these magnificent homes are appointed with top-grade materials, solid-core doors and woodwork, specialty ceilings (coffered, beamed and tray), and hardwood or LVP flooring. Principal rooms include large first floor laundry rooms with built-in sinks and cabinets, mudrooms, dramatic two-story foyers with turned staircases, grand formal dining rooms, stately executive dens, and two-story or vaulted great rooms with floor-to-ceiling stone-faced fireplaces and custom built-ins that open to chef’s kitchens featuring granite or quartz countertops, tile backsplash, furniture-grade tongue & groove cabinets with pulloutsa and under/over cabinet lighting, elongated islands with breakfast bar, top-of-the-line appliances, wall ovens, oversized walk-in pantry, dinette area, and even hearth rooms or sunrooms. Owner’s suites include sitting areas, large walk-in closets, and spa-like bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (some are coveted walkouts!) are complete with media rooms, bars, kitchenettes, billiard rooms, wine cellars and tasting rooms, and exercise rooms.
Side or rear-entry garages accommodate 3-4 cars. Some properties also have detached garages for additional parking.
Homes have public water and sewer.
Homesites generally range from 2-3 acres, with select lots measuring between 4.5 and 8.2 acres.
Strategically placed landscape mounds offer varying terrain and additional privacy from neighboring lots.
Backyard oases feature covered patios with built-in fireplaces and kitchens, professional landscaping, and even in-ground pools with pool houses.
Most backyards are enveloped by lush woodlands for added privacy, lush views, and soothing birdsong.
Many lots are enhanced by water features including small natural lakes or private ponds with fountains or waterfalls.
Yellow Creek, a tributary of the Cuyahoga River, and several small streams meander through the community. A few properties have designated wetlands harboring a diverse array of plants and wildlife.
The entrance is flanked by a stately masonry signage wall with lantern-topped pillars.
Its streets are ornamented with lovely blooming trees.
Arbor Falls Drive has a permanent cul-de-sac. Its east end currently dead ends, which could be extended with future development opportunities.
Post is conveniently delivered to mailboxes at the end of each driveway.
The Estates of Sharon Falls has a privately operated Homeowner’s Association (HOA). Building, landscaping and maintenance restrictions uphold the value and beauty of the community. Annual HOA fees are approximately $1,200.
The Estates of Sharon Falls is served by the highly-rated Highland Local School District along with bussing to St. Albert the Great School and the prestigious Old Trail School.
This development is bordered to the west by Tramonte Orchard Estates, and to the north by another sister development, The Ledges of Sharon Falls.
