About Tiberon Trace
Tiberon Trace is a community of roughly 140 single-family homes with a clubhouse, greenspace, sidewalks, and public water and sewer in the City of Wadsworth, Ohio.
This subdivision is located 0.6 miles north of Reimer Rd, off the east side of State Rd, and encompasses Barrymore Ln, Bellmore Ct, Brentfield Dr, Bridgeworth Point Dr, Brixton Way, Buckhurst Run, Buckingham Grv, Craymore Ct, Gatwick Grove Cir, Highgate Dr, Langley Ln, Old Bond Ct, Shepperton Dr, Stockwell Ct, Tiberon Blvd, and Tiverton Ct.


Tiberon Trace homes were constructed exclusively by Ryan Homes over seven phases between 2007-2019.
These ranch and two-story homes range from 1,450-4,400 square feet with 3-5 bedrooms and 2-4 bathrooms.
Inside, homes may feature LVP flooring, designated foyers, mud halls with cubbies, private dens or flex rooms and/or formal dining rooms, and fireplaced great rooms that open to kitchens featuring granite or quartz countertops, tile backsplash, center island with breakfast bar, walk-in pantry, and dining area. Owner’s suites include walk-in closets, and bathrooms with walk-in showers, dual sinks, and enclosed commodes. Second floors may have lofts or bonus rooms. Lower levels may be finished with media rooms, bars, and/or exercise rooms.
Homes are serviced by public water and sewer.
Front or side-entry garages (corner lots only) accommodate 2-3 cars.
Backyards feature custom patios and/or composite decks.
This family-friendly community allows above both above-ground and in-ground swimming pools, playsets, fences, and storage sheds (must meet style and size requirements).
Most Tiberon Trace lots measure approximately 125′ to 140′ deep and 75′ wide, ranging from 0.15 to 0.36 acres. Some Phase 1 lots have 55′ width ranging from 0.15 and 0.19 acres.
The site was previously cropland, resulting in cleared and level lots for open views. Some residents have strategically planted trees to provide privacy.
Nearly every home abuts a portion of HOA-owned greenspace totaling more than 40 acres.
Some homes abut fountained ponds offering calming water views.
The community center, located at 1442 Brentfield Dr, can be reserved for residents to use for private events or classes.

This development has two entrances off State Rd via Tiberon Blvd and Brixton Way. The main entrance of Tiberon Blvd is flanked by landscaped beds with stacked stone pillars and black wrought iron style fencing that extends along the front of the subdivision. In the center of the street is a landscaped median with engraved masonry signage.
All streets are improved with blooming trees, lantern-style streetlights, landscaped cul-de-sac islands, curbs and sidewalks, offering plenty of pavement for walking and biking.
The following are cul-de-sac streets: Barrymore Ln, Bellmore Ct, Bridgeworth Point Dr, Buckingham Grv, Craymore Ct, Gatwick Grove Cir, Highgate Dr, Langley Ln, Old Bond Ct, Stockwell Ct, Tiberon Blvd, and Tiverton Ct.
Mail is conveniently delivered to individual mailboxes, which are all the same color and style for a cohesive streetscape.
This neighborhood is served by the highly-rated Highland Local School District, along with bussing to St. Albert the Great School and the prestigious Old Trail School.
Homeowner’s Association (HOA) fees at Tiberon Trace are approximately $290 annually.
To the north, Tiberon Trace adjoins Blooming Acres.
