Blue Ridge Estates is a community of 54 custom-built single-family luxury homes with 2-acre lots in Wadsworth (Sharon Township) Ohio.
This subdivision is located 0.3 miles south of Fixler Rd (County Hwy 75), off the east side of Boneta Rd, comprising the entrance street of Ridge Top Dr as well as Foxfire Cir, Grindle Rd, Irene Rd, the north end of Osage Trl (house numbers 2000-2201), and five homes along the east end of Heights Dr (house numbers 2232-2262).


Blue Ridge Estates homes were built between 2002-2024.
These ranch and two-story floorplans range from 2,500-4,900 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.
Being that homes were constructed by different builders over 22 years, designs and amenities will vary.
Interior features may include solid core doors, LVP or hardwood flooring, designated foyers, large laundry rooms, mud halls with cubbies, private dens, formal dining rooms, and fireplaced great rooms that open to kitchens featuring soft-close cabinets, quartz countertops, tile backsplash, center island with breakfast bar, a walk-in pantry, and a dining area. First floor owner’s suites include trayed or vaulted ceilings, walk-in closets, and bathrooms with custom tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes. Second floors may have lofts or bonus rooms. Lower levels may be finished with media rooms, bars, exercise rooms, bedrooms and bathrooms.
Homes have well water and septic systems.
Side-entry garages accommodate 2-3 cars.
Backyards feature composite decks, custom patios, covered living areas, fire pits, and in-ground pools.
Homesites are approximately 200′ wide with 100′ setbacks, providing ample space from adjacent homes and passing neighborhood traffic.
Lots range from 2.0 to 4.43 acres (most are 2 acres).
The site was previously cropland, offering cleared, gently sloping topography for wide open country views. Some residents have strategically planted trees to provide privacy from neighboring homes.
As with most neighborhood streets in Sharon Township, there are no curbs or sidewalks.
Mail is conveniently delivered to mailboxes at the end of each driveway.
Foxfire Cir and Grindle Rd end in permanent cul-de-sacs. The west end of Irene Rd has a permanent cul-de-sac; its east end is a temporary cul-de-sac, which could be extended with future development opportunities.
This development adjoins Sharon Heights to the west via Heights Dr and Osage Lake Estates to the south via Osage Trl, both of which have entrances off Boneta Rd.
This neighborhood is served by the highly-rated Highland Local School District, along with bussing to St. Albert the Great School and the prestigious Old Trail School.
