The Woodlands of Brecksville, Ohio (aka The Woodlands of Snowville) is a community of 55 custom and semi-custom homes upon large homesites one mile west of Cuyahoga Valley National Park. This subdivision is located a half-mile east of Brecksville Rd, off the south side of Snowville Rd, and comprises the streets of Mulberry Pointe, River Birch Run, Woodlands Dr, and one home at 11500 Snowville Rd.


Homes were built by Parkview Custom Homes and Pulte Homes between 2014-2020.
The Woodlands of Brecksville offers ranch, cape cod, and colonial homes with first or second-floor owner’s suites. Homes range from 3,600-6,900+ square feet with 3-5 bedrooms and 3.5-5.5 bathrooms.
While there are some more traditionally-styled full brick/stone facades, most elevations are Craftsman/modern farmhouse designs with a combination of stone/brick, mixed-texture siding profiles, white window trim, white fascia trim/rake board, and/or gable accents.
Homes are appointed with open floorplans, hardwood flooring, custom ceilings, mudrooms, laundry rooms with utility tubs, dramatic two-story foyers with open staircases and wrought iron balusters, formal living rooms and/or private dens, formal dining rooms, and 2-story or vaulted great rooms with fireplaces and floor-to-ceiling windows that open to large kitchens featuring an oversized island, tile backsplash, breakfast bar, walk-in pantry, dinette area, and morning/hearth room. First or second-floor owner’s suites include a sitting area, walk-in closets, and spa-like baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Some homes have guest/in-law suites and second-floor loft/bonus rooms. Large guest bedrooms include walk-in closets. Finished lower levels (some are coveted walk-outs!) are complete with media rooms, kitchens/kitchenettes, bars, and exercise rooms. Side-entry garages accommodate 3 cars.
Homesites in this development measure approximately 125’wide and range from 0.69 to 1.91 acres.
Lots are available as cleared, lightly treed, or with wooded backyards.
Backyards offer custom patios and/or composite decks, verandas, and firepits for optimal outdoor living.
Numerous homes encircle a 4.05-acre common area parcel with a large fountained pond for serene water views.

The entrance to Woodlands Dr is decorated by a landscaped median in the center of the street. Flanking each corner of the entrance are retention ponds bordered by landscaping and wrought iron fencing with lantern-topped stone pillars.
Streets are enhanced by curbs, sidewalks, street trees, and cul-de-sacs.
Currently, the eastern end of River Birch Run ends in a temporary cul-de-sac, which may be extended with future development opportunities.
Post is delivered to cluster mailbox units.
To the south of the development is a FedEx facility. To the southwest is an oil refinery.
This neighborhood is served by the Brecksville–Broadview Heights City School District, which is consistently rated as one of the best school districts in the state.
Homeowner’s Association (HOA) fees at The Woodlands are approximately $500 annually.
Across the street is the cluster home community of The Village of Brecksville. The Preserve at Parkside is just around the corner off Dewey Rd.
