The Woodlands of Brecksville, Ohio (aka The Woodlands of Snowville) is an upscale community of semi-custom and custom-built homes upon large homesites, one mile west of Cuyahoga Valley National Park.
This subdivision is located a half-mile east of Brecksville Rd, off the south side of Snowville Rd. It comprises the streets of Mulberry Pointe, River Birch Run, Woodlands Dr, and one home at 11500 Snowville Rd.
📢NEWSFLASH! Phase 2 of development has received final approval. Homesites will become available in early 2026. Phase 2 will add 25 lots along an extension of River Birch Run. Phase 3 will add 13 lots on the new street of Oak Brooke Ct. Both streets will have permanent cul-de-sacs. Builders will include Drees Homes and Legacy Homes. Upon completion, the subdivision will total 93 homes.

Phase 1 homes were built by Parkview Custom Homes and Pulte Homes between 2014-2020.
The Woodlands of Brecksville includes ranch, 1.5-story and 2-story homes with first or second-floor owner’s suites. Homes range from 3,600-6,900+ square feet with 3-5 bedrooms and 3.5-5.5 bathrooms.
While some elevations feature traditionally styled full brick/stone facades, most are Craftsman/modern farmhouse designs with mixed-texture siding profiles, stone/brick accents, white window trim, and white fascia trim/rake board.
Homes are appointed with open floorplans, hardwood or LVP flooring, custom ceilings, mudrooms, laundry rooms with utility tubs, dramatic two-story foyers with open staircases and wrought iron balusters, formal living rooms and/or private dens, formal dining rooms, and 2-story or vaulted great rooms with fireplaces and floor-to-ceiling windows that open to large kitchens featuring an oversized island, breakfast bar, walk-in pantry, dinette area, and morning/hearth room. First or second-floor owner’s suites include a sitting area, walk-in closets, and spa-like baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Some homes have guest/in-law suites and second-floor loft/bonus rooms. Large guest bedrooms include walk-in closets. Finished lower levels (some are coveted walk-outs!) may include media rooms, kitchens/kitchenettes, bars, and exercise rooms.
Side-entry garages accommodate 3 cars.
Backyards offer custom patios and/or composite decks, verandas, and firepits for optimal outdoor living.

Lots measure approximately 125′ wide and range from 0.69 to 1.91 acres.

The entrance to Woodlands Dr is ornamented by a landscaped median in the center of the street. Flanking each corner of the entrance are retention ponds bordered by landscaping and wrought iron fencing with lantern-topped stone pillars.

The east ends of Phase 2 and Phase 3 will abut The Preserve at Parkside.
Bordering the south end of the development is a FedEx distribution facility. To the southwest is an oil refinery.
