The Woodlands of Brecksville, Ohio (aka The Woodlands of Snowville) is an upscale community of semi-custom and custom-built homes upon large homesites, one mile west of Cuyahoga Valley National Park.
This subdivision is located a half-mile east of Brecksville Rd, off the south side of Snowville Rd. It comprises the streets of Mulberry Pointe, Oak Brooke Ct, River Birch Run, Woodlands Dr, and one home at 11500 Snowville Rd.
🏠NEW CONSTRUCTION! Phase 2 of development is currently selling. Phase 2 will comprise 25 lots along an extension and cul-de-sac of River Birch Run.
Phase 2 builders include Drees Homes and Legacy Homes. Drees Homes is offering eight customizable ranch and two-story floorplans ranging from 2,800-4,200 above-grade square feet with 3-5 bedrooms and 3.5-4.5 bathrooms.
Phase 3 will add 13 lots on the new cul-de-sac street of Oak Brooke Ct, as well as two oversized lots fronting Snowville Rd.

Phase 1 homes were built between 2014-2020 by Parkview Custom Homes and Pulte Homes. Phase 1 includes 2-story houses ranging from 3,600-4,700 above-grade square feet with 3-5 bedrooms and 3.5-5.5 bathrooms.
While some elevations feature full brick/stone facades, most are Craftsman/modern farmhouse designs with mixed-texture siding profiles, stone/brick accents, white window trim, and white fascia trim/rake board.
The Woodlands of Brecksville homes are appointed with hardwood or LVP flooring, a mudroom, laundry room with utility tub, front-entry foyer (some are two-story), flex room and/or private den, formal dining room, and an open-concept living area featuring a fireplaced great room (many have 2-story, beamed or vaulted ceilings) and large kitchen with an oversized island, breakfast bar, walk-in pantry, dinette area, and even a morning or hearth room.
First or second-floor owner’s suites include a sitting area, walk-in closets, and spa-like baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories.

Second levels may have a loft/bonus room.
Large guest bedrooms include walk-in closets.
Finished lower levels (some are coveted walk-outs!) may include rec rooms, bars, theaters, and exercise rooms.

Lots measure approximately 125′ wide and range from 0.69 to 1.91 acres.
