The community park at 12285 Lake Forest Dr comprises 5.87 acres with:
- stocked fishing lake (no fishing license needed!)
- playground
- pavilion with picnic tables and grill
- restrooms
- in-ground fire pit
- greenspace area (aka “The Field”) with a basketball court, sand volleyball court, soccer nets, baseball/softball diamond, and disc golf
A paver walkway from the South Ct cul-de-sac leads to the 5.91-acre swim park:

The northern and eastern ends of the neighborhood abut the unspoiled timberland of Cuyahoga Valley National Park (CVNP) or the Cleveland Metroparks’ Brecksville Reservation (green areas on the map below) for infinite nature views and a magnificent spectacle of seasonal colors.
Echo Hills residents take pride in their neighborhood and foster a strong sense of community. The association organizes plenty of annual and impromptu events throughout the year, bringing neighbors together for holiday celebrations, seasonal festivals, themed parties, adult events, and the revered end-of-school-year bonfire that’s been a tradition for more than three decades.
Echo Hills Real Estate
Echo Hills encompasses approximately 300 single-family homes.
Homes were constructed between 1956-1990. The first section of Echo Hills (Echo Hill Dr, Deerfield Ln and Timothy Ln) began construction in 1956 and continued until 1973. The next phases (central area) were added in 1971, 1977 and 1979 . Building of the final phase (Gatewood Dr, Glenhollow Ct and Covewood Ct) began in 1980.
Homes include ranch and colonial styles that mainly range from 2,300-3,700 square feet, with 3-5 bedrooms and 2.5-3.5 bathrooms.
Facades include many different styles, from soft contemporary to Tudor.
Being that homes were constructed by numerous builders over roughly 35 years, layouts and amenities differ. Commonalities include hardwood flooring, first-floor laundry rooms with utility tubs, formal dining rooms, formal living rooms and/or private dens, fireplaced great rooms, eat-in kitchens, and finished lower levels (some are coveted walk-outs!) with media rooms, bars, and exercise rooms. Front or side-entry garages accommodate 2-3 cars.
Outdoor living is enhanced by multi-tiered patios and/or decks.
Homesites are approximately 100′ wide and 200′ deep, mainly ranging from 0.44 to 0.62 acres. However, there are many larger lots up to 3.49 acres, which are primarily found in Phase I and around cul-de-sacs.
Heavily wooded backyards provide lush views, natural privacy, shade, significantly cooler al fresco entertaining on hot summer days, and soothing birdsongs.
Numerous homes surround association-owned common space (designated in yellow on above map) offering lake views or extended wooded privacy.
Multiple tributary streams to the Cuyahoga River (dashed blue lines on above map) meander through the community. Generally considered an environmental asset, streams enhance the natural setting, offering scenic ravined topography and opportunities for wildlife viewing.
The entrance streets of Echo Hill Dr, Old Orchard Dr, and Deer Run are off the north side of Snowville Rd. Flanking the entrance to Old Orchard Dr are stone pillars with signage.
In addition to its entrance streets, Echo Hills also includes the streets of Chestnut Cir, Covewood Ct, Deerfield Ln, Gatewood Dr, Glen Hollow Ct, Hickory Ridge Dr, Hunting Dr, Lake Forest Dr, Log Cabin Ln, North Ct, Quail Dr, South Ct, Timothy Ln, Willow Ct, and ten homes on Snowville Rd (odd house numbers 11679-12271).
All streets but those in Phase I (Echo Hill Dr, Deerfield Ln and Timothy Ln) are improved with underground utility lines, curbs, sidewalks, and street trees.
This neighborhood is served by the Brecksville–Broadview Heights City School District, which is consistently rated as one of the best school districts in the state.
Homeowner’s Association (HOA) fees at Echo Hills are approximately $300 annually.
The western end of Gatewood Dr abuts Hidden Canyon.
