About A Stones Throw in Brecksville
A Stone’s Throw is a community of 80 homes with wooded backyards near the edge of Cuyahoga Valley National Park in northeast Brecksville Ohio. These homes were built in two phases between 1977-2001. Read on for comprehensive details about each phase, location, driving distances and recent sales.
A Stones Throw Phase I
The 49 homes of Phase I occupy the eastern end of Settlers Passage (house numbers 8291-8441 & 8449) and the stub street of Crinkleroot Clearing. These residences were constructed between 1977-1993.
Architecture is predominantly contemporary including shed styles with slanted roofs and vertical or diagonal cedar siding.
Stones Throw Phase I homes include ranch, colonial, and split-level designs that mainly range from 2,000-2,800 square feet with 3-4 bedrooms and 2-3 bathrooms.
Principal rooms include designated entryways/foyers, formal living rooms and/or dens, dining rooms/areas, fireplaced family rooms, and finished lower levels (many are coveted walkouts!). Front or side-entry garages accommodate 2 cars.
Outdoor living is enhanced by decks, patios and/or firepits. Numerous backyards, particularly ones with rolling lots, are adorned by multi-tiered living areas and even landscape beds with retaining walls.
Backyards are wooded, offering privacy and shade, with many abutting forested common space owned by the city or HOA (yellow parcels on above map).
Phase I homesites are approximately 68-71′ wide and ≤143′ deep, ranging from 0.21 to 0.30 acres. These lots are narrower and smaller than most Brecksville neighborhoods.
A Stones Throw Phase II
A Stone’s Throw Phase II encompasses 31 homes along the center section of Settlers Passage (house numbers 8442-8534) and the cul-de-sac streets of Warblers Roost and Pioneers Point. These homes were mainly built between 1988-1995, with the final few homes completed in 2001.
Facades are traditionally styled with horizontal siding, most with brick or stone accents. Many homes feature cedar siding.
These colonial homes range from 2,800-3,800 square feet with 3-4 bedrooms and 2.5-3.5 bathrooms.
Homes may feature two-story foyers, hardwood or LVP flooring, vaulted or tray ceilings, formal dining rooms, formal living rooms and/or private dens, first floor laundry rooms with utility tubs, and fireplaced great rooms that open to eat-in kitchens. Finished lower levels (many are coveted walk-outs!) are complete with media rooms, bars, and exercise rooms. Front or side-entry garages accommodate 2-3 cars.
Outdoor living is enhanced by custom patios and/or decks, professional landscaping, and firepits/fireplaces. Homes with rolling lots may feature multi-tiered living areas and even landscape beds with retaining walls.
Wooded backyards welcome shade and natural privacy. Some abut forested HOA-owned common space (yellow areas on above map).
Phase I homesites are approximately 80′ wide and 240′ deep, primarily ranging from 0.46 to 0.79 acres. There are also a few larger lots measuring between 1.5 and 1.83 acres.
The entrance street of Settlers Passage is off Wiese Rd, immediately south of Riverview Rd. The entrance is flanked on the left by a landscaped bed with stately stacked stone signage.
A Stone’s Throw comprises addresses 8291-8534 Settlers Passage and the streets of Crinkleroot Clearing, Pioneers Point and Warblers Roost.
Several streams (dashed light blue lines on map above) meander along the perimeter of the development, offering scenic and deeply ravined topography.
NOTE: There is a natural gas and oil well (red dot on above map) on the expansive property along the north side of Settlers Passage. Due to health and safety concerns, proximity to gas and oil wells can negatively impact home values. On the flip side, surrounding residents can often yield reduced property tax values through the board of revisions.
The eastern end of Settlers Passage is occupied by the homes of Eagles Point.
The northwest end of Settlers Passage and Warblers Roost St are bordered by Rockledge Estates. The southwest end abuts Bradford Village.
This neighborhood is serviced by the Brecksville–Broadview Heights City School District, which is consistently rated as one of the best school districts in the state.
Homeowner’s Association (HOA) fees at A Stone’s Throw are approximately $80 annually.

The subdivision of A Stone’s Throw is in northeast Brecksville off Wiese Rd, just south of Riverview Rd.
