Preston Village Homes
About Preston Village in Brecksville
Preston Village is an elegant enclave of 36 luxury homes cradled near the edge of Cuyahoga Valley National Park. These estates were mainly built between 1995-2002, with the final two homes constructed in 2005 and 2013. Custom builders in this community include FCI Build, J & M Salupo Dev, Pridemark Homes, and Southpointe Builders.
Facades are tastefully and traditionally styled as mostly full brick/stone, with some homes also boasting full-brick surrounds.
Preston Village homes include ranch and colonial styles that range from 3,400-9,900 square feet with 3-6 bedrooms and 3.5-5.5+ bathrooms.
Homes are exquisitely appointed with open floorplans, dramatic two-story foyers with open staircases, hardwood and marble flooring, custom ceilings, formal dining rooms and living rooms, private dens with built-ins, laundry rooms with utility tubs, and two-story/vaulted great rooms with fireplaces and floor-to-ceiling windows that open to large kitchens featuring an oversized island, tile backsplash, breakfast bar seating, walk-in pantry, top-of-the-line appliances, dinette area and/or morning/hearth room. First or second-floor owner’s suites include a sitting area, walk-in closets, and spa-like baths with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Finished lower levels (many are coveted walk-outs!) are complete with media rooms, kitchens/kitchenettes, bars, and exercise rooms. Side-entry garages accommodate 3-4+ cars.
Estate-sized homesites are approximately 125′ wide and 185’+ deep, primarily ranging from 0.53 to 1.49 acres. There are also some larger lots measuring 3.76, 6.15, and 13.17 acres.
Private, treed or wooded backyards include custom patios and/or decks, professional landscaping, and firepits/fireplaces. A few homes even have their own private pool.
In addition to its stunning residences, this subdivision is distinguished by its distinctive red-stained sidewalks. Whether they are a nod to Carl Fisher’s Miami Beach sidewalks, which were symbolic of “putting down a red carpet,” or to simply make the grass appear more vibrant as done at Disney’s Magic Kingdom, the crimson sidewalks are certainly eye-catching. Come October, the tree lawn saplings burst into complimentary flaming hues, making for a showstopping spectacle during Autumn walks around the neighborhood.
Custom black and gold street signs and masonry mailboxes add further enhance the streetscape.
The entrance street of Preston Village Drive is flanked on the left by a landscaped bed with stately stacked stone signage and a backdrop of mature trees and pines. Tree lawn saplings and a decorous brick paver sidewalk continue along the length of the street. In the center of the street is a landscaped island that proudly displays the American flag as well as another stone sign.
Homes in Preston Village occupy the main street of Province Ln and two smaller cul-de-sac streets, Princess Ct and Maidstone Dr.
With only one entrance and no connection to another development, traffic is limited to residents and their guests.
It is bordered to the south and west by residential subdivisions including Emerald Woods.
This neighborhood is serviced by the Brecksville–Broadview Heights City School District, which is consistently rated as one of the best school districts in the state.
Homeowner’s Association (HOA) fees at Preston Village are approximately $900 annually.
