About The Timbers in Brecksville
The Timbers in Brecksville Ohio is a residential subdivision of 59 luxury homes with lush, wooded backyards. Homes were mainly built between 1987-1996, with the final homes built in 2001, 2008, 2013 and 2018. Builders include Glen Smith Builders, Hartland Builders, Lustik, Ream Builders, and Sherwood Builders. Many of the older homes have since been updated.
Most facades are traditionally styled with full brick or partial timber/brick Tudor designs, but there are a few contemporary/transitional styles.
Homes are mainly colonial and cape cod styles that offer 3,000-5,400 square feet with 3-5 bedrooms and 2.5-5 bathrooms.
Homes are elegantly appointed with desirable amenities including open floorplans, custom ceilings, hardwood and ceramic tile flooring, crown moulding, dramatic two-story foyers with open staircases, great rooms with fireplaces and floor-to-ceiling windows, formal living and dining rooms, private dens with built-ins, guest/in-law suites, sunrooms, and first-floor laundry rooms with cabinets and utility tubs. Large kitchens feature an abundance of granite or quartzite countertops, tile backsplash, breakfast bar seating, pantry, and dinette area. First or second-floor owner’s suites include a sitting area, walk-in closets, and spa-like baths with custom tiled walk-in showers, soaking tubs, dual vanities, and an enclosed lavatory. Finished lower levels (some are coveted walk-outs!) are complete with media/theater rooms, kitchens/kitchenettes, bars, and exercise rooms. Side-entry garages maximize curb appeal and accommodate 2-4 cars.
Homesites mainly range from 0.46 to 0.92 acres, but there are also a number of homes over 1 acre and one home on 8.73 acres.
Nearly every backyard is wooded and private, offering natural privacy, shade, and the soothing melodies of songbirds.
Outdoor living spaces include covered living acres, professional landscaping, custom decks and/or patios, and fire pits.
Numerous lots throughout the community boast picturesque rolling topography.
Ravined creeks meander through the backyards of Thorntree Ln. Generally considered an environmental asset, streams enhance the natural setting with especially scenic views and opportunities for wildlife viewing.
The entrance to The Timbers is off the east side of Brecksville Rd via Timber Trl. It is flanked by landscaped beds with mature trees. In the center of the street is a long divided median with landscaping and stacked stone signage.
In addition to homes along the entrance street of Timber Trl, the community also encompasses a single home at 8419 Brecksville Rd, and the cul-de-sac streets of Thorntree Dr, Crabtree Ln, and Barkleigh Cir. S
Streets are enhanced by curbs and sidewalks.
Homeowner’s Association (HOA) fees at The Timbers are approximately $50 annually.
This neighborhood is served by the Brecksville–Broadview Heights City School District, which is consistently rated as one of the best school districts in the state.
This subdivision adjoins the community of Rockledge Estates via Timber Trl.
