Valleybrook/Preserve Brecksville Community Guide
Located in southwest Brecksville, Ohio, the subdivisions of Valleybrook Estates and Valleybrook Preserve comprise 77 elegant custom-built homes roughly a mile from a paved Metroparks’ trail. It is located off the west side of Barr Rd, immediately north of Miller Rd.
Each section of this development is governed by its own HOA. Descriptions of each section are below.


Valleybrook Estates Homes:
Valleybrook Estates encompasses 48 residences along its main street, Valleybrook Dr, six homes on Spearhead Dr (house numbers 9941-9962), five homes around the cul-de-sac of Lookout Dr, and one home at 9994 Barr Rd.
NOTE: Homes on Lookout Dr are situated at the south end of the Sentinel Hills subdivision.


Valleybrook Estates homes were constructed between 1996-2016 by builders including Candlelight Homes, Creative Concept, Sherwood Construction, and United Homes.
Front elevations include stately full brick or brick/stone accents with stucco or vinyl.






Valleybrook Estates homes include ranch and two-story styles that range from 2,800-6,500 square feet with 3-5 bedrooms and 2.5-6.5 bathrooms.
Being that homes were constructed by several builders, features will vary. Common amenities include extensive crown moulding, hardwood/LVP flooring, first-floor laundry rooms with utility tubs, two-story foyers with open staircases and catwalks, formal dining rooms with tray ceiling, formal living rooms and/or private dens with glass-paned french doors, and fireplaced great rooms (some vaulted or two-story) that open to kitchens featuring quartz/granite countertops, breakfast bars, a pantry, and dinette area. First or second floor owner’s suites offer vaulted or tray ceilings, walk-in closets and en-suite bathrooms with walk-in showers, jetted/soaking tubs, dual sinks/vanities, and enclosed commodes. Second floors may have lofts or bonus rooms. Finished lower levels are complete with media rooms, billiard areas, bars and/or exercise rooms. Side-entry garages accommodate 2-3 cars.
Homesites measure ≥100′ wide and range from 0.43 to 3.64 acres, with the average lot sized around 0.61 acres.
Some lots have a treeline along the back of the property or abut a treed neighboring property, offering privacy between homes.
Furnace Run (dashed blue line on above map), a tributary stream of the Cuyahoga River, meanders across the center of Valleybrook Dr, presenting rolling topography for adjacent properties.
Homeowner’s Association (HOA) fees at Valleybrook Estates are approximately $100 per year.
Valleybrook Preserve Homes:
Valleybrook Preserve comprises 29 homes along the cul-de-sac streets of Hollythorn Dr and Ridgewood Ln, one home at 10056 Barr Rd, and three homes along Highland Dr (house numbers 10120, 10134 & 10148). Hollythorn Dr and Ridgewood Ln are accessible from Valleybrook Dr.


Preserve homes were developed and almost exclusively built by Perry Homes between 2000-2013.
These two-story floorplans range from 3,600-6,600 square feet with 3-5 bedrooms and 3.5-5.5 bathrooms.
Facades are traditionally styled as stately full brick or predominantly brick/stone with stucco or vinyl accents.






Preserve homes include the same interior features as the Estates homes described above, but also offer 3-4 car side-entry garages, larger homesites with treed/wooded backyards, streamside properties, and a private nature preserve.
Large homesites begin at 120′ wide and range from 0.88 to 2.76 acres.
Nearly every backyard in the Preserve subdivision is treed or heavily wooded, attracting songbirds and offering privacy, lush natural beauty, and shade for significantly cooler al-fresco enjoyment on your deck/patio during hot summer days.
Seven homes encircle 7.5 acres of partially wooded conservation land (yellow parcel on map above), offering extended views of nature.
Furnace Run (dashed blue line on above map), a tributary stream of the Cuyahoga River, meanders through five properties along the east end of Hollythorn Dr and two properties along Highland Dr. Generally considered an environmental asset, streams enhance the natural setting, offering scenic rolling topography and opportunities for wildlife viewing.
All mailboxes in the Preserve are the same style and color, adding elegance and consistency to the streetscape.
Homeowner’s Association (HOA) fees at Valleybrook Preserve are approximately $125 annually.
Streets within these subdivisions are enhanced by curbs, sidewalks, and street trees.
Residences are served by the Brecksville–Broadview Heights City School District, which is consistently rated as one of the best school districts in the state.

The subdivisions of Valleybrook Estates and Valleybrook Preserve are located in southwest Brecksville, Ohio, off the west side of Barr Rd, immediately north of Miller Rd.
Highways are conveniently accessible with just 3 min to I-77 N, 8 min to I-77 S, 10 min to I-80/Turnpike, and 12 min to I-271.
🔊NOISE: While the proximity to I-80 is convenient, the west end of the subdivision abuts the interstate. Although the community is separated by trees and/or an earth berm, residences may still experience noise pollution.
Downtown Brecksville is 8 min away.
There are endless opportunities for hiking, biking, picnicking, fishing, kayaking/canoeing horseback riding, winter sports, exploring nature, and wildlife viewing. Cyclists will appreciate being a 6 min ride to the Metroparks’ Valley Parkway All-Purpose Trail, which adjoins the 81-mile Ohio & Erie Canal Towpath Trail to the east, and extends to west through Mill Stream Run Reservation all the way to Rocky River Reservation.
