Brickhaus’ portfolio of luxury townhome projects also includes 700 Lake in Rocky River, Clifton Pointe (just upriver) in Lakewood, 95 Lake and One Seventeen in Cleveland’s Edgewater neighborhood, and 27 Coltman in Little Italy.
True to Brickhaus’ architecture, the ultra-modern 4-story facades of glass, stucco, and wood paneling stand prominently amongst the river’s exposed shale cliffs.
Three levels of outdoor living space—two levels of decks with guardrails of galvanized steel or glass and a rooftop terrace totaling 790-968 square feet—offering panoramic vistas of the river, Detroit bridge, Emerald Necklace Marina and its forested backdrop. Rooftops may include living gardens, awnings, outdoor kitchens, and/or fireplaces.
Inside, Eleven River townhouses range from 3,200-3,800 square feet with 2-4 bedrooms and 2.5-4 bathrooms.
A split-level floor arrangement with walls of glass, floating staircases, and glass elevators maximizes waterfront site lines.
These luxury residences feature solid core doors and high-end materials, appliances and fixtures throughout.
The original floorplan designated shared living spaces on levels 2 and 3. Level 2 features a fireplaced great room with 11.5′ ceilings and large windows overlooking the river. Level 3 is the main living level of open-concept design: a recessed living room with 12.4′ ceilings, floor-to-ceiling riverfront windows, and a custom linear fireplace; steps lead up to the dining area and kitchen.
Aside from the main living levels, generally as described above, the remaining floors of each townhouse are unique. Brickhaus’ Clearspan Construction method—no load-bearing features other than the exterior walls—allows homeowners to completely customize the interior space. Lower levels may be utilized as a theater room, fitness room, den, and/or bedroom (has egress windows). The fourth floor may be entirely occupied by an owner’s suite.
Residences hold the “Gold Star” eco-standard for green building from the National Association of Home Builders. They were constructed using the most advanced sustainable and eco-friendly technology including eco-conscious bamboo flooring, Energy Star® – Weather Shield Low-E windows, Smart Home Technology, and geothermal heating and cooling. In fact, Eleven River was the first multifamily development in Northeast Ohio to feature geothermal!
The community occupies the street of the same name, Eleven River (sometimes called Eleven River Rd or Eleven River Pt). It is accessible through the entrance of The Westlake condo building off Lake Rd. As the driveway curves to the right, it descends under a low-slung archway of the remaining 1910 Rocky River Bridge and beneath the current Detroit Ave bridge. Continue straight ahead into the back of the community.
The back side of townhomes has access to your 2-car garage, a service door, parking space for guests, and a stairway leading down to the dock so friends can meet you at your boat or lower deck.

Residences are served by the top-rated Rocky River City School District.

Lakewood’s Historic Downtown District is a 7 min drive (along Detroit Ave between Hall Ave and Bunts Rd) and its Uptown-East Madison Avenue-Birdtown sectors are a 5-10 min drive (along Madison Avenue between Hilliard Blvd and W 117th St) with endless dining options, a food truck park, specialty stores, national retail shops, and conveniences like grocers, gas stations, pharmacy, banking, and medical offices.
It’s 11 min to the 75-acre open-air collection of restaurants, retail and entertainment at Crocker Park — the best shopping on the west side of Cleveland — including Apple, Nordstrom Rack, Trader Joe’s, World Market, Bed Bath & Beyond, Athleta, Chico’s, GAP, J. Crew, and tons of dining options.

You are located across the river from Emerald Necklace Marina and cafe, part of The Metroparks’ Rocky River Reservation offering 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses.
Fitness enthusiasts will appreciate being a 5 min bike or 12 min walk from Valley Parkway All-Purpose Trail, which extends down to Mill Stream Run Reservation and over to the 81-mile Ohio & Erie Canal Towpath Trail.
The lakefront Rocky River Park (4 min drive, 7 min bike, or 23 min walk) has a playground, picnic areas, sledding hills, and scenic observation decks.
Boaters are roughly 5,000 feet south of Lake Erie and just south of the Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
