27 Coltman townhomes were designed by nationally renowned Dimit Architects and constructed by Brickhaus Partners between 2009-2011. Brickhaus’ portfolio of luxury townhome projects also includes Eleven River and 700 Lake in Rocky River, Clifton Pointe in Lakewood, and 95 Lake and One Seventeen in Cleveland’s Edgewater neighborhood.

The sleek and modern three-story exteriors of 27 Coltman stand prominently among the neighborhood’s traditional storefronts. Facades are composed of wood laminate and Nichiha fiber cement board plank siding, as well as phenolic panels that function as a rain screen with additional cement board panels to provide additional privacy.

With contemporary loft-style designs, townhouses range from 1,622-3,300 square feet with 2-4 bedrooms and 2.5 bathrooms. They feature four floors (ground level, first and second floors, and rooftop) with bamboo flooring, designer light fixtures, tiled showers, solid core doors, high ceilings, and floor-to-ceiling windows for dramatic views of University Circle and downtown Cleveland.

Ground floor/entry level: foyer, large closet, bonus room (workout, office, etc) with windows, and access to the attached 2-car garage. Second floor: open floorplan with kitchen, dining area, great room with fireplace and access to a spacious deck, and half bath. The luxurious kitchen has a center island with seating, granite counters, glass tile backsplash, stainless steel appliances, and walk-in pantry. A modern glass-walled floating staircase leads to the third floor. The third level houses the bedrooms and laundry room. Owner’s suites feature a large walk-in closet & elegant en suite bath with dual sinks and floor-to-ceiling tiled shower.

Residences are composed of locally-produced, sustainable, and energy-efficient building materials including bamboo flooring, Pella Architect double-pane insulated low-E windows, insulated fiberglass doors, R13 insulation exterior walls, R30 insulation ceilings, sound insulation, house wrap and sealant package, and home automation (door locks, garage door, programmable thermostats, Z-wave automated light switches, and whole-house audio).

These eco-friendly residences embrace outdoor living with private terraces, elevated balcony decks, and trellised rooftop decks plumbed for gas grill and kitchenette, providing each unit with the opportunity for al fresco entertaining, urban gardening, and great city views.

Even the tree lawn and front entryway landscaping at 27 Coltman is comprised of no-maintenance heat and drought-tolerant plants like ornamental grasses, black-eyed Susans, purple coneflowers, bee balm, salvia and coreopsis, attracting native butterfly and hummingbird species.

Amid the perennials at the entrance of the townhouse complex is a one-of-a-kind abstract sculpture created by David Deming, former president of the Cleveland Institute of Art.

Guest parking spots are located behind the units near garage entrances.

Homeowner’s Association (HOA) fees at 27 Coltman are approximately $135 monthly, which include landscaping and snow removal.

This neighborhood is serviced by the Cleveland Metropolitan School District.
