Location: Edgewater Cliff is situated on the western edge of Cleveland within the north Edgewater neighborhood. It is bordered by Lake Erie to the north, Clifton Boulevard to the south, and West Boulevard and Edgewater Park to the east.

Edgewater Cliff Real Estate
Constructed for the elite of the 1920s, this community includes some of the finest residences in West Cleveland. Today it remains one of the most affluent neighborhoods on the City of Cleveland’s west side. Recent sales of Edgewater Cliff homes have been $630K and above.
Homes were built from 1900-2018, with the average home constructed in 1933, offering many charming century homes.
Zoned strictly as a “Limited One-Family District,” housing in Edgewater Cliff is exclusively single-family homes (no apartments, duplexes, or row homes!).
This northernmost section of the Edgewater neighborhood includes homes with the highest housing values, appreciation, and rate of owner-occupancy.
This picturesque neighborhood offers mature tree-lined streets and meticulously maintained homes with ample setbacks and manicured gardens. Homes feature stately classic architectural styles typical of the Western Reserve including Georgian and English Tudor (many with full brick surround!), creating an attractive and cohesive streetscape.
One home (10324 Lake Ave) was included in the 1917 publication Beautiful Homes of Cleveland, a photographic collection of approximately one hundred of the city’s most beautiful homes. The home was constructed for Henry T. and Gussie Holmes, the former of which was president of the Holmes-Shepherd Lumber Company.
Edgewater Cliff homes mainly range from 3,000-6,100 square feet with 3-6 bedrooms and 2.5-5 bathrooms.
Most residences are exquisitely preserved, many of which have been updated inside to offer today’s functionality while preserving character and charm. Common features include vestibules, foyers with high ceilings and staircases, spacious rooms, numerous wood-burning fireplaces, leaded glass windows, abundant natural wood trim, butler’s pantry, hardwood floors, intricate moldings, built-ins, 3-season/sunrooms, flagstone or paver patios, and charming architectural details of yesteryear. Most residences have updated kitchens and bathrooms. Garages, either attached or detached, accommodate 2-3 cars.
Homesites generally measure 75′ to 85′ wide and range from 0.26 to 0.35 acres. There are also some larger lots up to 0.89 acres.
Roughly a dozen lakefront bluff homes* along Cliff Dr boast exceptional panoramic views over the water and/or downtown cityscape for breathtaking sunrises and sunsets.
*NOTE: Lakefront properties do not extend to the shoreline, nor offer direct access to the beach/lake. A narrow strip of parkland owned by the city runs north of Cliff Dr along the cliff edge. Since the City of Cleveland manages erosion of the cliff (currently by riprap revetment), lakefront homeowners won’t incur revetment expenses!
Edgewater Cliff homes comprise even house numbers 9912-10416 Lake Ave (north side of Lake Ave), house numbers 9903-10418 Edgewater Dr, and those along Cliff Dr.
Edgewater Dr and Lake Ave have sidewalks on both sides of the street; Cliff Dr has sidewalks along its southern side.
Homeowner’s Association (HOA) fees at Edgewater Cliff are approximately $65 annually.
The governing block club is Edgewater North Homeowners’ Association (a.k.a. ENHA).
Edgewater Cliff is served by the Cleveland Metropolitan School District.
Edgewater Cliff History
The Edgewater neighborhood was originally part of Brooklyn Township, then was part of the Village of West Cleveland from 1871 until it was annexed to Cleveland in 1894.
Prior to being developed into the Edgewater Cliff community, the land was previously occupied by the homesites of two prominent Clevelanders with lasting contributions to the city.
In the late nineteenth century, most of the land that is now the Edgewater neighborhood and Edgewater Park was owned by Jacob Bishop Perkins (1854-1936). The property, mostly inherited from family involved with settling the Connecticut Western Reserve, extended 89 acres from the shores of Lake Erie down to the railways, and from what is now W. 105th Street across much of Edgewater Park.
Jacob Bishop Perkins built his summer estate, known as Twin Elms (circa 1878), on a bluff overlooking a sandy beach deemed the finest in Cleveland. An equestrian enthusiast and an avid breeder, his estate had a half-mile horse racetrack, for which he was well known.
For several years, the civic-minded Perkins advocated for the city to acquire land east of his Twin Elms’ estate for public recreation. In 1894, the city purchased the beach and much of its lakefront acreage for a mere $205,958.07. To his modesty, Perkins stipulated that the park not bear his name. Edgewater Park opened the following year.
Perkins retained his parkside estate for another 18 years. As the “Gilded” population began to abandon west Cleveland for the far east side, so did Perkins, who moved his family to Mentor in 1913.
The only reference to Perkins’ park contribution is Perkins Beach, which was added to the park during development of the Edgewater Cliff neighborhood. Located roughly 500′ north of where the Perkins’ home once stood at the base of a 60-foot bluff, Perkins Beach is a small and narrow strip of sand with pebbles, shells and driftwood, popular amongst beach glass collectors. It is accessible from Edgewater Park Lower West Parking Lot.
In addition to his Edgewater Park legacy, Jacob Bishop Perkins is credited for recruiting Edgewater Cliff’s most famous resident, Marcus Alonzo Hanna (1837-1904), most famously known as President William McKinley’s campaign manager.
The Perkins and Hanna families had become acquainted while both lived in eastern Ohio and renewed their friendship several decades later when both became residents of Cleveland. Now adults, Jacob Bishop Perkins and Mark Hanna became fast friends over common interests in business, civic duty, and real estate.
When Hanna became restive about the imminent decline of his Franklin Boulevard neighborhood, Perkins invited him and his brother to build estates next to his Twin Elms estate. Both brothers joined Perkins along Lake Ave where Mark Hanna constructed his elaborate “Glenmere” estate in 1889 (demolished 1934). Glenmere hosted many splendid parties and other social events in Cleveland, which were frequented by William McKinley and numerous other social elites.
The Perkins and Hanna mansions were eventually demolished.
Around 1910-1912, the land was subdivided into smaller parcels for the new Edgewater Cliff neighborhood. Lake Avenue was finally improved with paving and curbs as well as the newly added streets of Cliff Dr and Edgewater Dr.
The new lakefront, parkside allotment was touted as the elite residential community of Cleveland’s west side and attracted professional businessmen, especially doctors and attorneys, who built markedly grand homes still standing today.

Edgewater Cliff Location Details
Edgewater Cliff is located in west Cleveland Ohio’s Edgewater neighborhood, at the northwest corner of Lake Ave and West Blvd.
Downtown Cleveland is just a 6 min drive! Residents benefit from easy freeway access: 3 min to Memorial Shoreway, 7 min to I-90, 10 min to I-77, 12 min to I-71, and 14 min to I-480. The downside to the Shoreway’s proximity is commuter traffic that exits the freeway onto Lake Ave, especially at rush hour. However, most traffic exits onto Clifton Blvd since it has 4 lanes.
W 117th St & Detroit Ave offer a variety of local shops, restaurants, cafes, gas stations, banking, pharmacy and grocery.
Cleveland’s Gordon Square Arts District is 5 min east with trendy shops, restaurants, music & theater spaces. Ohio City (6 min drive) and Tremont (9 min drive) both offer endless dining options.
Lakewood’s Historic Downtown District is a 9 min drive (along Detroit Ave between Hall Ave and Bunts Rd) and its Uptown-East Madison Avenue-Birdtown sectors (along Madison Avenue between Hilliard Blvd and W 117th St) are a 6-12 min drive, presenting countless dining options, a food truck park, specialty stores, national retail shops, and conveniences like grocers, gas stations, pharmacy, banking, and medical offices.
Fitness and outdoor enthusiasts will appreciate direct access to the adjacent Edgewater Park and Edgewater Beach on Lake Erie (≤20 min walk) for swimming, boating, kayaking, paddle boarding, fishing, picnicking, walking the dog (there’s a dog beach!), running/biking its trails, or enjoying a beachfront concert.
Boaters have several options for marinas including those along Edgewater Park and Whisky Island (5-8 min drive) and Cleveland Yachting Club (15 min drive) – one of the oldest and most prestigious yachting clubs in the nation. CYC is home to more than 300 sail and powerboats and known for its beautiful setting, family-friendly atmosphere, and first-class facilities including a restaurant, bar, docks, fuel, and a pool.
Cyclists are around the corner from Cleveland Lakefront Bikeway that spans Cleveland’s 17-mile Lake Erie shoreline eastward to Euclid (nearly all riding is paved, off-street trails). The trail passes through parks, beaches, marinas, and attractions like the Cleveland Browns Stadium, The Great Lakes Science Center, and Rock ‘n Roll Hall of Fame.
Lake Park, outdoor pool and playground are a 4 min drive, 3 min bike, or 10 min walk. Cudell Recreation (4 min drive, 7 min bike, 20 min walk) offers a weight room, sauna, gym, game room, and indoor pool.
