One Seventeen townhomes were designed by nationally renowned Dimit Architects and constructed by Brickhaus Partners in 2018. Brickhaus’ portfolio of luxury townhome projects also includes 700 Lake and Eleven River in Rocky River, Clifton Pointe in Lakewood, 27 Coltman in Cleveland’s Little Italy, and 95 Lake—located just a mile east.
Developed on the former site of the Fifth Church of Christ Scientist, the townhouse complex was designed as an homage to the neoclassical-style sandstone church. Staggered facades are classically styled with smooth beige masonry complemented by arched windows, French doors, and Juliet balconies. Juxtaposing black-framed windows give a modern edge to the timeless facades.
Salvageable pieces of the deconstructed church were incorporated into the project. Prominently displayed at the corner of the complex is a monument constructed from the church’s 1926 datestone and a pair of carved sandstone scrolls that flanked its main entrance. Topping the monument is a re-creation of the pillared cupola that adorned its tiled dome roof. Repurposed materials include decorative panels embedded in the façades fronting W 116th and West 117th streets, as well as Ludowici clay roof tiles that now adorn the stone block walls at the southern corners of the property.
Inside, townhouses feature airy, open interiors offering 1,826-2,022 square feet with 2-3 bedrooms and 2.5-3 bathrooms.
Ground floor/entry level: a transom-topped front door opens to a foyer with a coat closet, access to the attached 2-car garage, and a bonus room (workout area, office, etc) with clerestory windows. One Seventeen garages back to a private alleyway accessible off Lake Ave or W 117th St.
Second floor: open-concept main living level with 10′ ceilings, hardwood floors, a fireplaced living room with floor-to-ceiling transom-topped french doors that open to a wrought iron Juliet balcony, a modern glass-walled open-riser staircase to the third floor, dining area, and a luxurious kitchen featuring a center island with breakfast bar, quartz counters, stainless steel appliances, and a bathroom (either a half bath & pantry or a full bath).
Third floor: 1-2 guest bedrooms, a full guest bathroom, laundry closet, and the owner’s suite appointed with a large walk-in closet and elegant en-suite bath with dual sinks, a soaking tub and/or floor-to-ceiling tiled shower.
Rooftop deck: roughly 605 square feet of open entertainment space overlooking treetops to the north and the new Shoppes on Clifton to the south (completed 2019).
Three units have W 117th Street addresses (1221, 1223 & 1225); the other eight have Lake Ave addresses (11601, 11603, 11605, 11607, 11609, 11611, 11613 & 11615).
Homeowner’s Association (HOA) fees at One Seventeen are approximately $125 monthly, which include landscaping and snow removal.
This neighborhood is served by the Cleveland Metropolitan School District.
