Located in northeast Rocky River, Ohio, just blocks away from downtown Rocky River and a lakefront park, are the luxury 3-story townhomes of Astor Place. Within the coveted Beachcliff II neighborhood permitting private beach access! 

This community comprises 33 townhouses along the private drive of Astor Pl, which is located off the south side of Lake Rd, a half-mile east of Wagar Rd.

This subdivision was built by King James Residential between 2003-2005.

Astor Place townhomes are arranged in five 5-unit buildings, one 6-unit building, and two freestanding units.

Facades are traditionally styled with brick and stucco.

Astor Place’s 3-story townhouses primarily range from 2,343-3,240 above-grade square feet with 2-4 bedrooms and 2.5-4 bathrooms.

There are also two single-standing townhomes with 4-car garages sized from 5,500-5,700 above-grade square feet with 4-5 bedrooms and 3.5-4.5 bathrooms.

There were several floorplans from which to personalize.

First floors that may include hardwood or LVP flooring, pocket offices or private dens, open-concept layouts, two-story fireplaced great rooms with floor-to-ceiling windows, formal dining rooms or areas, and kitchens featuring granite countertops, a breakfast bar, pantry, and dinette area.

First or second floor owner’s suites feature a sitting area (select floorplans), walk-in closet, and en-suite bathroom with dual sinks, a soaking/jetted tub and/or tiled walk-in shower, and enclosed commode.

Second floors may have lofts.

The walkout lower level has glass doors to a sunken English courtyard surrounded by brick walls topped with wrought iron fencing. This level may be finished to include a living area, bathroom, bedroom, and/or exercise area. Laundry rooms with a utility tub, cabinets and folding stations are also located on the lower level.

Garages accommodate 2 cars (or 4 cars for standalone units).

Homesites are sized at 0.3 or 0.4 acres. The two standalone units have building footprints measuring 0.8 acres.

Townhomes are surrounded by HOA-owned common space (yellow areas on above-illustrated map), much of it lined with mature trees.

The main entrance to Astor Pl off Lake Rd is flanked by lantern-topped brick pillars with decorative wrought iron gates.

Fun fact: The stone wall across from the main entrance to Astor Pl once bordered the estate of Daniel Eellsone of two men who owned nearly all the lakefront property in Rocky River. 

Astor Place is also accessible from Smith Ct (via Detroit Rd).

Astor Pl has sidewalks along one side of the street.

Directly west is the bungalow community of Beach Cliff Manor.

Residences are served by the top-rated Rocky River City School District.

NOTE: This community includes non-bussing streets to the city’s Kensington Intermediate School (≤3 min bike, 6 min walk), Middle School (≤4 min bike, 13 min walk), and High School (≤5 min bike, 20 min walk).

🚂There are active train tracks immediately south of this development, for those concerned about noise.

Residences are within Beachcliff II neighborhood, part of the Beachcliff Trust Association, granting access to the private Wagar and Parklawn beaches (additional dues of roughly $35 annually)!

Homeowner’s Association (HOA) fees at Astor Place are approximately $603 monthly, which include landscaping, snow removal, and trash removal.

Surrounding recreational opportunities are abundant! Walk to the lakefront Rocky River Park (2 min drive, 4 min bike or 10 min walk), which has a playground, picnic areas, sledding hills, scenic observation decks, and a small beach. Other nearby city parks include Elmwood Park (3 min drive) with a baseball field, a playground, and a pavilion; the lakefront Bradstreet’s Landing Park (5 min drive), a 5.56-acre lakefront park with a 425-foot-long sandy beach, a launch area for kayaks and stand-up paddleboards, a 600-foot pier, and approximately 90 feet of curved masonry seating steps for enjoying water views;; and Reese Park (6 min drive) with a playground, basketball and tennis/pickleball courts, and a baseball field.

The Metroparks’ Rocky River Reservation, 1 mile east, offers 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses. Fitness enthusiasts will appreciate being a 5 min drive or 9 min bike its Valley Parkway All-Purpose Trail, which extends down to Mill Stream Run Reservation and over to the 81-mile Ohio & Erie Canal Towpath Trail.

The premier dining and social club, The Clifton Club (3 min drive) has a 3-story historic clubhouse surrounded by manicured grounds and a private beach with tennis courts, a playground and a lakefront venue.

Boaters are a 4 min drive from The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
