About Beach Cliff II in Rocky River

With tree-lined streets, two public parks, private park/beach privileges, and the neighboring downtown area, it’s no wonder Beach Cliff II neighborhood is one of Rocky River’s most desirable neighborhoods.

Beach Cliff II Real Estate:

The Beach Cliff II neighborhood has the second highest median home values and second-highest median sales prices (roughly $435,000) in Rocky River.

The majority of homes, about 65%, were constructed prior to 1969. Roughly 38% were built before 1939.

Most housing units are single-family homes, but there are also townhouses and condos.

There are a range of architectural styles including Tudor, storybook, farm house, Georgian and Greek revival.

Residences are mainly 1.5 or 2-stories ranging from 1,400-4,600 square feet.

Streets include Allen Ct, Arbor Cliff Ln, Astor Pl, Beachwood Dr, Beaconsfield Blvd, Brook Ln, Cliffside Commons, Creek Ln, Depot St, Detour Ave, Elmwood Ct, Elmwood Rd, Endsley Ave, Erie Rd, Eriewood Dr, Gate House Ln, Hidden Valley Dr, Homeland Dr, Ingersoll Dr, Kenwood Ave, Lake Rd (south side), Linda St, Maplewood Ave, Morewood Pkwy, Old Detroit Rd, Parklawn Dr, Parsons Ct, S Falmouth Dr, S Island Dr, S Riverdale Dr, Smith Ct, Stratford Ave, W 192nd St, Wagar Rd, Whittlesay Ln, Woodside Dr, and Yacht Club Dr.

Homeowner’s Association (HOA) fees for Beach Cliff II are approximately $80 annually.

Residences are served by the top-rated Rocky River City School District.

NOTE: This community includes non-bussing streets to the city’s Kensington Intermediate SchoolMiddle School, and High School.

Beach Cliff II Neighborhood Assets:

In addition to Elmwood Park (located within the neighborhood) and Bradstreet’s Landing Park (at the far northwest end), the Beach Cliff II neighborhood includes private parks held in trust exclusively for the benefit of its property owners.

Residents of Beach Cliff II have privileges at Parklawn Beach and Wagar Beach. Parklawn Beach (at the end of Parklawn Dr) has tree-shaded steps down to a landing, which then descend to an elevated deck and a 0.08-mile stretch of beach.

Avalon Drive’s red brick road leads to the charming arched stone entrance of Wagar Beach. Similar in landscape to Parklawn, Wagar Beach has a stairway flanked by lush ground cover leading down to a paved landing, then to an elevated deck with a 0.35-mile stretch of beach and a boulder rock pier.

Beach Cliff II History:

Before it was developed as a residential community in the early 20th century, much of the land comprising Beach Cliff II was owned by businessman and congressman Clifton Bailey Beach (1845-1902).

In 1888 after living in Cleveland for most of his life, he purchased 427-acres in northwest Rocky River, which included a mile of Lake Erie shoreline. Beach’s property stretched from Bradstreet’s Landing to Falmouth Dr, and from Lake Erie’s shoreline south to Detroit Rd. The stone gateposts flanking the entrance to the former Beach estate have been preserved at the corner of Detroit Rd and Erie Rd (pictured below).

In 1912 following his death, a clocktower was commissioned [LINK] at Avalon Dr and Lake Rd as an ornamental entrance to the Beach estate. The clock tower was rebuilt in 1987 after being destroyed by a storm in 1956.

When Beach’s heirs decided to subdivide his estate in 1917, a lakefront section was held in trust for the benefit of the new property owners, known today as Wagar Beach.

As announced in the March 13, 1917 issue of Ohio Architect Engineer and Builder (Volume 29, No 11), “The entire village of Rocky River has been purchased by a syndicate of Cleveland capitalists at an outlay of several million dollars. The purchase includes Oakwood-on-the-Lake and the Clifton Beach estate including 500 acres. …improvements will include widening the boulevards along one and one-half miles of lake front, installing new sewers and water systems and adding new features which will make this section an ideal community of suburban homes.”

The new residential community was named Beach Cliff Estates, in honor of Clifton Beach. The neighborhood included additional land extending to the north and east (Beach Cliff I area). Today, the southern section of Beach Cliff between Lake and Detroit roads is called Beach Cliff II.

Convenient Location

The neighborhood of Beach Cliff II is located in northern Rocky River, Ohio (Cuyahoga County). It extends from Lake Rd to Detroit Rd, and from Bradstreet’s Landing Park to the eastern end of the city.

I-90 is conveniently accessible in just 4-6 min!

Downtown Rocky River is a 2-5 min drive with over 50 boutique retail stores and award-winning restaurants.

You are 10-12 min from the 75-acre open-air collection of restaurants, retail and entertainment at Crocker Park — the best shopping on the west side of Cleveland — including Apple, Nordstrom Rack, Trader Joe’s, World Market, Bed Bath & Beyond, Athleta, Chico’s, GAP, J. Crew, and tons of dining options. 

In addition to the aforementioned private parks for Beach Cliff II residents, there are numerous other recreational opportunities!

Elmwood Park, located within the neighborhood, is a 3-5 min drive with baseball fields, a playground, and a pavilion.

Along the northwest corner of this community is Bradstreet’s Landing, a 5.56-acre lakefront park, which recently underwent a 600-foot pier renovation.

City Hall Park offers indoor facilities including Hamilton Ice Arena, a three-lap indoor track, basketball courts, fitness studios, a full fitness center, and an indoor aquatic facility with a lap area, lazy river, zero-entry splash zone; as well as outdoor areas including a playground, picnic facilities, and an outdoor pool complex.

Rocky River Park is a 5.23-acre lakefront venue has a small sandy beach, scenic observation decks, paved walkways, a playground, a pavilion and picnic areas, and a sledding hill.

Reese Park, to the west, has a playground, basketball and tennis/pickleball courts, and a baseball field.

Fitness enthusiasts will appreciate being a 5-8 min drive from The Metroparks’ Valley Parkway All-Purpose Trail, which extends down to Mill Stream Run Reservation and over to the 81-mile Ohio & Erie Canal Towpath Trail. Rocky River Reservation offers 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, a marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses.  

To the east is The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere.

The premier dining and social club, The Clifton Club, is a 2-5 min drive with a 3-story historic clubhouse, tennis courts, and a private beach with a playground and lakefront venue.

Westwood Country Club is a 6-7 min drive.
