Located in northeast Rocky River Ohio, just blocks from downtown River and a lakefront park, are the luxury townhomes of Beachcliff Row. Within the coveted Beachcliff II neighborhood permitting private beach access! This community of 27 townhomes was built by WXZ Development between 2006-2014.

Townhomes are arranged as one row of 11 units, three 4-unit rows, and two 2-unit rows.

The row of 11 full-brick townhomes was constructed in 2006 along Linda St (eastern end of community). These 3-story units range from 2,200-3,200 square feet and 2-3 bedrooms and 2.5-3.5 bathrooms and have second floor owner’s suites, a third-floor deck, and a full finished basement. Both floorplans have similar basements and first (main) floors. Full finished basements have a living area, full bath, storage or exercise room, and under-stair storage closet. First floors are open-concept with a two-story fireplaced living room with floor-to-ceiling windows and 9′ ceilings that extend through the dining area and kitchen with a center island, breakfast bar, and pantry. Also on the first level is a half-bath, closet, and access to the garage. Second floors are dedicated to the owner’s suite, either with a sitting area inside the bedroom or a vestibule at the entrance. On the third floor are guest bedrooms and a living area with access to a private deck.

Townhomes along the south and west ends were constructed between 2013-2014. Their facades are styled with brick, masonry and hardboard. These 2-story townhouses range from 1,700-3,300 square feet with 2-3 bedrooms and 2.5-4 bathrooms and include first or second-floor owner’s suites, a full basement, and a patio. First-floor owner’s suite plans have a two-story fireplaced great room and a masonry pony-wall patio off the dining area. Floorplans with second-floor owner’s suites have private bedroom balcony, 10′ ceilings throughout the first floor, and a masonry pony-wall patio off the great room. Full 13-course basements may include living areas, bars, bathrooms and/or exercise areas.

Homesites are sized at 0.4 to 0.8 acres.

The community encompasses street numbers 502-510 Linda St and Beachcliff Row Dr which is located at the southwest corner of Lake Rd and Linda Dr, with entrances off each.

Residences are served by the top-rated Rocky River City School District.

NOTE: This community includes non-bussing streets to the city’s Kensington Intermediate School (3 min bike, 5 min walk), Middle School (3 min bike, 11 min walk), and High School (5 min bike, 20 min walk).

Residences are within Beachcliff II neighborhood, part of the Beachcliff Trust Association, granting access to the private Wagar and Parklawn beaches (additional dues of roughly $35 annually)!

Homeowner’s Association (HOA) fees at Beachcliff Row are approximately $150 monthly, which include landscaping and snow & trash removal.

The Metroparks’ Rocky River Reservation, 1 mile east, offers 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses. Fitness enthusiasts will appreciate being an 8 min bike or 20 min walk to the Valley Parkway All-Purpose Trail, which extends down to Mill Stream Run Reservation and over to the 81-mile Ohio & Erie Canal Towpath Trail.

The premier dining and social club, The Clifton Club (2 min drive) has a 3-story historic clubhouse surrounded by manicured grounds and a private beach with tennis courts, a playground and a lakefront venue.

Boaters are a 3 min drive from The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
