About Top of the Hill in Bath Ohio
Top of the Hill (also called Top-O-Hill or Olde Connecticut Land Grant) in Bath Township, Ohio is a community of 31 custom-built luxury estates built upon rolling hills. These homes were constructed from 1982-2005 by builders including R.M. Hamlin, Marchetta, and Phil Franz. Most have since been renovated.
Aptly named, Top of the Hill features a hilly topography with roughly 120 feet of variance in elevation, offering superb territorial views.
Recognized as one of Cleveland Magazine’s 10 most exclusive neighborhoods, these estate homes exemplify superb craftsmanship and stunning architecture.
Facades include a number of contemporary homes as well as Tudor and colonials styled with New England, French country, Georgian and traditional designs. Some are all full brick surround.
These homes range from 5,100-16,400 square feet with 4-7 bedrooms and 4.5-8.5+ bathrooms.
These individually designed homes are appointed with desirable amenities like open floorplans, dramatic two-story foyers with open staircases, hardwood flooring, polished limestone and marble floors, extensive millwork, numerous fireplaces, soaring ceilings, formal living and dining rooms, executive dens with built-ins, sunrooms or morning rooms, and large laundry rooms with utility tubs and cabinets. Vaulted or two-story great rooms with fireplaces and floor-to-ceiling windows are open to chef’s kitchens with granite or quartz countertops, tile backsplash, center islands, breakfast bar seating, top-of-the-line appliances, walk-in pantry, and dinette area. First or second-floor owner’s retreats include sitting areas, walk-in closets with built-ins, and bathrooms with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Full finished lower levels (some are coveted walk-outs!) are complete with theater or media rooms, billiard rooms, kitchens/kitchenettes, bars, wine cellars, exercise rooms, and storage areas. Homes offer 3-6 car side or rear-entry garages, most with winding or circular drives. Some homes also have detached garages.

Homesites range from 2.4 to 7.8 acres. Nearly every backyard is heavily wooded and private. Some homes also have a wooded side and/or front yard so that homes are completely secluded and enveloped by nature.
Professionally designed resort-like backyards are an entertaining oasis with lush gardens, landscape lighting, cascading decks and/or custom patios, paved terraces, gazebos or covered verandas, water features, fire pits or fireplaces, outdoor kitchens and bars, and even in-ground pools with pool houses.
