The Reserve at Waterford is a gated community of 41 detached limited-maintenance luxury condominiums in western Bath Township (Akron), Ohio.

This subdivision is located off the west side of N Hametown Rd, 0.2 miles north of Medina Rd. It comprises the private streets of Castlemaine Court and Provence Point.

NOTE: The Land Use Code (i.e. Property Type) is classified as “550 – R – CONDOMINIUM.”

These condos were constructed from 2003-2015 by builders including Beres Construction, Petros Homes, and Sinopoli Custom Homes.

The Reserve at Waterford’s single-standing condos are available in 1-story (ranch), 1.5-story and 2-story designs ranging from 1,700-3,200 above-grade square feet with 2-4 bedrooms and 2-4.5 bathrooms. Including finished basements, these condos can total 4,200 square feet.

Facades feature varied English cottage styling, offering an architecturally symmetric streetscape.

First floor amenities and principal rooms include hardwood or LVP flooring, high ceilings, extensive millwork, mudrooms, dramatic two-story foyers with open staircases, private dens with built-ins and/or sunrooms, formal dining rooms with tray ceilings, and fireplace great rooms with 2-story/vaulted ceiling that open to kitchens featuring granite or quartz countertops, breakfast bars, soft-close drawers, walk-in pantries, butler’s pantries with sinks, and dinette areas.

First-floor owner’s retreats include walk-in closets and ensuite bathrooms with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes.

Residences have public water. This is also one of the few neighborhoods in Bath with public sewer (no septic!).

Castlemaine Ct and Provence Pt share a cul-de-sac with a landscaped island.

Homeowner’s Association (HOA) fees at The Reserve at Waterford are approximately $325 monthly, which includes landscaping, lawn care, snow removal, and gated security.

This neighborhood is served by the top-ranked Revere Local School District.

To the north are the single-family homes of Springcrest Estates.

Hinckley Reservation is also home to the annual festival known as Buzzard’s Day, which celebrates the return of the turkey vulture to the area around mid-March. Also 12 min away is the 33,000-acre Cuyahoga Valley National Park, which includes the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad. Eastwood Preserve is a 13 min drive, offering 28 acres with an educational facility, hiking trails, a fishing lake, and a community garden. Richfield Heritage Preserve is 15 min away, offering 336 wooded acres with hiking trails that include a portion of the Buckeye Trail, winding streams, two lakes for fishing and non-motorized watersports, and a horse barn with five miles of bridle trails.
