About Deer Creek Reserve in Richfield
Deer Creek Reserve is a gorgeous community of custom-built homes with wooded backyards, scenic sloping terrain, and extensive forested nature preserves located across from the Metro Parks.
This subdivision is situated in the northwest portion of the Village of Richfield, Ohio, off the north side of Brush Rd and the west side of Townsend Rd. These homes comprise the residential streets of Cascade Oaks Trl, Deer Creek Cir, Deer Path Trl, Fawn Chase, Red Doe Cir, Regency Woods Trl, Whitetail Ct, 7 Oaks Trl (also written as Seven Oaks Trl), most of Deer Creek Trl*, and one home at 3939 Brush Rd.
*NOTE: The luxury homes at the west end of Deer Creek Trail and its cul-de-sac are part of the Olde Orchard subdivision.

Homes were built in three phases from 1998-2007 by custom builders including Bishop Homes of Richfield, Conoly Home Builders, Dutchland Construction, and Prestige Homes.
These 1.5-story and 2-story homes range from 4,300-10,000 square feet (including finished basements) with 3-5 bedrooms and 3.5-5 bathrooms.
Facades are styled with Colonial, Transitional and French Country/Provincial architecture, and primarily constructed with full or partial brick/stone.
Inside, you’ll find desirable features including hardwood/LVP flooring, extensive millwork, custom ceilings, large laundry rooms with utility tubs and cabinets, dramatic two-story foyers with open staircases, formal dining rooms with butler’s pantry, formal living rooms and/or private dens with built-ins, and fireplaced great rooms with two-story/vaulted ceilings that are open to large kitchens featuring an abundance of quartz or granite countertops, a breakfast bar, serving buffet, top-of-the-line appliances, walk-in pantry, dinette area, and morning room or hearth room. First or second-floor owner’s suites include vaulted or tray ceilings, sitting areas, large walk-in closets with built-ins, and spa-like bathrooms with walk-in showers, soaking tubs, dual sinks/vanities, and enclosed lavatories. Some homes have an in-law/guest suite! Finished lower levels (some are coveted walk-outs!) may include media or theater rooms, kitchenettes, bars, wine cellars, and exercise rooms.
Oversized side-entry garages accommodate 3-4 cars.
Residences are serviced by municipal sewer and water.
Outdoor living is enjoyed on custom patios and/or composite decks, covered or screened porches, verandas, water features, fire pits or fireplaces, and even in-ground pools.
Lots range from 0.43 to 1.34 acres. Note: Most of these lots are smaller than the standard 1-acre lot size for homes with municipal-served sewer and water in Richfield.
Nearly every lot boasts a wooded backyard, offering privacy, lush natural beauty, shade, and soothing songbird melodies. Some homes also have treed front and/or side yards, further improving seclusion.
Much of this development is enhanced with rolling topography, offering a picturesque and visually captivating landscape.
Several tributary streams of Furnace Run intersect this development, forming dramatically sloping or ravined topography. These tributary streams are not designated flood hazards. View FEMA Flood Map.
Each home abuts a section of forested nature preserves (yellow sections on illustrated map above) owned by the HOA, providing natural privacy and arbored views. Phase 3 of the development (from Brush Rd up to and including Cascade Oaks Trl) is surrounded by 47.6 acres of conservation easement protected by Ohio Stream Preservation.
Directly east of Regency Woods Trl are several parcels owned by Summit Metro Parks (green section on above-illustrated map).

The main entrance of Deer Creek Trl off Townsend Rd is flanked by landscaped beds with stone pavers and lantern-topped stacked stone pillars. In the center of the street is a landscaped island housing signage. The second entrance via Deer Path Trl from Brush Rd has a landscaped bed with signage on the left. Both entrances have white three-rail ranch-style fencing bordering the main road, which continues into the community.
The development has a total of eight cul-de-sacs, each enhanced by a landscaped island.
Homeowner’s Association (HOA) fees at Deer Creek Reserve are approximately $400 annually. Link to HOA website.
