Winter Brook is a single-street community of 22 homes with 2+ acre lots in Liverpool Township, Valley City Ohio. Homes were constructed from 1999-2009.

Winter Brook’s ranch and two-story homes range from 2,900-7,100 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.

Amenities include front hardwood flooring, laundry rooms with utility tubs and cabinets, private dens, formal dining rooms with tray ceilings, open-concept great rooms (many are vaulted or two-story) with fireplaces, and kitchens featuring granite or quartz countertops, tile backsplash, center island, breakfast bar seating, walk-in pantry, and dinette area. Spacious owner’s suites (some are first-floor) include vaulted or tray ceilings, walk-in closets and en-suite bathrooms with soaking tubs and/or custom tiled walk-in showers, dual sinks/vanities, and enclosed commodes. Finished lower levels (some are coveted walkouts!) offer even more living space with media rooms, bars, kitchenettes, billiard areas, workshops, and exercise rooms.

Most homes have long driveways with homes set back from the street at least 250 feet. Attached side-entry garages accommodate 2-3 cars. Numerous homes also have outbuildings with additional parking.

Homes have public water and septic systems.

Backyards feature stamped patios and/or composite decks, fireplaces or fire pits, and covered living areas.

Homesites range from 2.0 to 6.24 acres. Lots near and around the cul-de-sac are partially to fully wooded for optimal privacy and serene views of nature; the other lots are cleared or lightly treed.

Roughly seven homes have private ponds.

There are two small creeks that run across properties on the north side of Winter Brook Dr (dashed light blue lines on above map).

The entrance is flanked by two landscape beds with pines and a row of decorative trees.

This single-street community encompasses homes on Winter Brook Dr, which ends in a cul-de-sac. As with most neighborhood streets in Valley City, there are no curbs or sidewalks.

Winter Brook is not connected to any other subdivision, so traffic is limited to residents and their guests.

The neighborhood is serviced by Buckeye Local School District. The school campus is a 9 min drive.

There are no Homeowner’s Association (HOA) fees at Winter Brook.

The subdivision of Winter Brook is located off Marks Rd, 0.6 miles south of Center Rd in Liverpool Township, Valley City Ohio.

Highways are accessible in 11 min to I-71, 16 min to I-271, and 20 min to I-80/Turnpike.

For locally made grape and honey-based wines and beer, Jilbert Winery is a 6 min drive.

Brunswick is 5 min away for conveniences like banking, grocery, drug stores, salons, retail, fast food, and local dining favorites including Cozumel, Larb Thai, Ohio Pie, and Winking Lizard. Medina’s commercial district is a 9 min drive with restaurants, grocery, drug stores, banking, and shops including Target, Walmart, Staples, Home Depot, Hobby Lobby, Kohl’s, and Marshalls. Its historic square is 13 min away.

SouthPark Mall in Strongsville and Summit Mall in Fairlawn are 18 and 30 min, respectively.

Mill Stream Park, a 7 min drive, has a play structure, basketball court, pavilion, and a paved .7-mile all-purpose trail encircling the park’s meadow. You are 11 min from the 3-mile crushed limestone Lester Rail Trail, which connects to York Township Community Park with a playground, pond, large pavilion, sledding hill, and an outdoor ice skating area.

Numerous golf courses are accessible in 10 minutes or less, including Bunker Hill, Cosset Creek, Coppertop, Pleasant Valley, and Shale Creek.
