About Bennett Lake Farm
Bennett Lake Farm is a community of roughly 77 homes with greenspace, a small lake, and walking trail in Liverpool Township of Valley City, Ohio. It is located off the west side of Marks Road, south of Sleepy Hollow Rd, comprising the streets of Charleston Dr, Cooper Oval, Drayton Hall, Middleton Pl, and the stub street of Summerville Dr.


Ryan Homes constructed the first three houses in 2007. In 2010, Drees Homes took over building Phase I and completed Phase II in 2017.
Since nearly all homes were constructed by a single builder, facades have a similar aesthetic, offering architectural continuity.
Drees Homes offered eight ranch and two-story production plans from which to personalize. Bennett Lake Farm’s homes mainly range from 2,200-4,500 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.
Amenities include hardwood flooring, two-story foyers, laundry rooms with utility tubs and cabinets, formal dining rooms, formal living rooms and/or private dens, great rooms (most are vaulted or two-story) with fireplaces, and kitchens featuring granite or quartz countertops, tile backsplash, center island, breakfast bar seating, walk-in pantry, and dinette area. Spacious owner’s suites (some are first-floor) include walk-in closets and en-suite bathrooms with soaking tubs and/or walk-in showers, dual sinks/vanities, and enclosed commodes. Finished lower levels offer even more living space with media rooms, bars, billiard areas, and exercise rooms. Attached garages are mostly front-entry and accommodate 2-4 cars (some have tandem parking).
Homes have public water and sewer.
Backyards feature stamped patios and/or composite decks, fire pits, and covered living areas. Numerous homes have in-ground pools.
Cleared or partially wooded homesites range from 0.40 to 0.87 acres.
Bennett Lake Farm currently has 40 acres of HOA-owned greenspace (yellow sections on above map), some of it wooded.
A stream and several creeks run through and around the development (undulating blue lines on above map).

The entrance streets of Charleston Dr and Drayton Hall are flanked by landscaped beds with masonry signage and a pond, welcoming residents home.
The temporary cul-de-sac of Cooper Oval, the stub street of Summerville Dr, and the yet unpaved Dock St (off Charleston Dr) may be extended with future development opportunities.
As with most neighborhood streets in Valley City, there are no curbs or sidewalks.
All mailboxes are the same color and design, bringing consistency to the streetscape.
The neighborhood is served by Buckeye Local School District. The school campus is conveniently 7 minutes away.
Homeowner’s Association (HOA) fees at Bennett Lake Farm are approximately $350 annually.

The subdivision of Bennett Lake Farm is located on the west side of Marks Road, south of Sleepy Hollow Road in Liverpool Township of Valley City, Ohio.
Highways are accessible in 10 min to I-71, 14 min to I-271, and 20 min and I-80/Turnpike.
For locally made grape and honey-based wines and beer, Jilbert Winery is 8 min away.
Brunswick is a 7 min drive for conveniences like banking, grocery, drug stores, salons, dining, and retail.
