About Valley Estates

Valley Estates is a community of 134 homes on 1+ acre lots in Valley City (Liverpool Township), Ohio.

This subdivision is located south of Center Rd between Station Rd and W Law Rd. It comprises the residential streets of Country View Dr, Coyote Run, Deer Crossing, Dunphys Way, Heavenly View Ln, Masons Way, Old Windmill Trl, and Stagecoach Trl.

Valley Estates was constructed by Mason Builders in seven phases between 1999-2023.

These ranch and two-story homes range from 3,200-5,100 square feet (including finished basements) with 3-5 bedrooms and 2.5-4.5 bathrooms.

Since homes were built over a 23-year period, designs and amenities will vary.

Generally, first-floor amenities and principal rooms include hardwood or LVP flooring, large laundry rooms with utility tubs and cabinets, front entry foyers, private dens, formal dining rooms with tray ceilings and fireplaced great rooms (many are vaulted or two-story) that open to kitchens featuring granite or quartz countertops, a center island, breakfast bar, walk-in pantry, and dinette area.

Owner’s suites (most are located on the second level) include spacious bedrooms, a walk-in closet, and en-suite bathroom with a walk-in shower, soaking tub, dual sinks/vanities, and an enclosed commode.

Finished lower levels (many are coveted walkouts!) offer even more living space with media rooms, bars, billiard areas, and exercise rooms.

Attached side-entry garages accommodate 2-4 cars.

Homes are serviced with public water and sewer.

Backyards feature stamped patios and/or composite decks, fire pits, and covered living areas.

Much of the site was previously cropland, offering homesites with cleared meadows. Since development, numerous homeowners have planted trees for privacy.

Portions of the property featured groves of old-growth deciduous trees, which were preserved to offer wooded backyards for privacy and timbered views.

Lots measure approximately 120′ wide and range from 1.0 to 2.62 acres.

A small tributary stream of Rocky River West Branch flows between Heavenly View Ln and Deer Crossing, presenting scenic rolling topography.

⚠️FLOOD HAZARD: Plum Creek traverses the southwest section of the development, where some properties are designated as a Special Flood Hazard Area (SFHA) within 250′ of multiple flood zones, including Flood Zone AE–An Area Inundated By 100-Year Flooding. View FEMA Flood Map.

The two entrances to Valley Estates, Dunphys Way off Station Rd and Country View Dr off Lester Rd, are flanked by masonry signage walls.

Streets with a permanent cul-de-sac include Coyote Run, Deer Crossing and Stagecoach Trl.

Several streets have a dead-end or temporary cul-de-sac (Heavenly View Ln, Masons Way, Old Windmill Trl and Stagecoach Trl), which may be extended with future development opportunities.

As with most neighborhood streets in Valley City, there are no curbs or sidewalks.

This subdivision is served by Buckeye Local School District. The school campus is conveniently 8 min south.

There are no Homeowner’s Association (HOA) fees at Valley Estates!

The subdivision of Valley Estates is located in Liverpool Township of Valley City, Ohio, south of Center Rd between Station Rd and Lester Rd.

Highways are accessible in 15 min to I-71, and 20 min to I-271 and I-80/Turnpike.

Brunswick is a 10 min drive for banking, grocery, drug stores, salons, retail, fast food, and local dining favorites. 

Medina’s historic square and its commercial district with restaurants, grocery, drug stores, banking, and shops including Target, Walmart, Staples, Home Depot, Hobby Lobby, Kohl’s, and Marshalls is 17 min away.

SouthPark Mall in Strongsville and Summit Mall in Fairlawn are 22 and 36 min, respectively.

Mill Stream Park is just a 4 min drive with a play structure, basketball court, pavilion, and a paved .7-mile all-purpose trail encircling the park’s meadow. You are 10 min from the 3-mile crushed limestone Lester Rail Trail, which connects to York Township Community Park with a playground, pond, large pavilion, sledding hill, and an outdoor ice skating area.

Numerous golf courses are accessible in 10 minutes or less, including Cosset Creek, Bunker Hill, Coppertop, Pleasant Valley, and Shale Creek.

If you are looking for private club membership, it’s 11 min to Columbia Hills, 20 min to Medina Country Club, 21 min to Weymouth Country Club, and 25 min to Fox Meadow Country Club.
