Spring Glen is a community of 58 homes on 1-acre lots in Liverpool Township of Valley City, Ohio.

This subdivision is located just north of Neff Rd between Columbia Rd and Lester Rd. It comprises the residential streets of Autumn Creek Path and Spring Glen Dr, as well as four homes along Columbia Rd (house numbers 2332, 2346, 2360 & 2372).

Homes were constructed by builders including Gaul Construction & Design, Powermark Homes, and T&D Builders from 1997-2007.

The ranch and two-story homes in Spring Glen range from 2,400-6,000 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.

First floor amenities and principal rooms include hardwood or LVP flooring, two-story foyers, laundry rooms with utility tubs and cabinets, formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms (some are vaulted or two-story) that open to kitchens featuring granite or quartz countertops, a center island, breakfast bar, pantry, and dinette area.

Spacious first-floor owner’s suites include a walk-in closet and en-suite bathroom with a walk-in shower, soaking tub, and dual sinks/vanities.

Finished lower levels (some are coveted walkouts!) offer even more living space with media rooms, bars, billiard areas, and exercise rooms.

Attached side-entry garages accommodate 2-3 cars. A number of homes also have detached garages or outbuildings.

Homes are serviced with public water and sewer.

Backyards feature stamped patios and/or composite decks, fire pits, and covered living areas.

Lots range from 1.0 to 1.6 acres.

Homesites may be fully cleared or have treed or wooded backyards.

A tributary stream of the West Branch Rocky River flows along the north end of the subdivision, and a smaller creek crosses the community from the southwest to the northeast (undulating solid and dashed light blue lines on above-illustrated map). However, there are no flood hazard designations.

The entrance street of Spring Glen Dr is accessible from either Columbia Rd or Lester Rd.

As with most neighborhood streets in Valley City, there are no curbs or sidewalks.

All mailboxes are of similar color and design, maintaining a cohesive streetscape.

The neighborhood is served by Buckeye Local School District. The school campus is conveniently 4 minutes south.

There are no Homeowner’s Association (HOA) fees at Spring Glen.

Numerous golf courses are accessible in 12 minutes or less, including Cosset Creek, Bunker Hill, Coppertop, Pleasant Valley, and Shale Creek.
