Boston Lake is a single-street community of 23 homes with wooded 2-acre lots in Liverpool Township of Valley City, Ohio. This subdivision comprises the cul-de-sac street of Boston Lake Dr, located off the south side of Boston Rd, immediately south of the terminus of Boone Rd.


Homes were primarily built from 1996-2003, with the final home constructed in 2013.
Boston Lake homes range from 3,200-9,000 square feet with 3-6 bedrooms and 2.5-5.5 bathrooms.
Amenities and principal first floor rooms include hardwood or LVP flooring, large laundry rooms with utility tubs and cabinets, two-story foyers, private dens, formal dining rooms with tray ceilings, sitting rooms or sunrooms, fireplaced great rooms (many are vaulted or two-story) that open to kitchens featuring granite or quartz countertops, a center island, breakfast bar, walk-in pantry, and dinette area.
Spacious first or second-floor owner’s suites include vaulted or tray ceilings, a walk-in closet, and an en-suite bathroom with a soaking tub and/or custom tiled walk-in shower, dual sinks/vanities, and enclosed commode.
Finished lower levels (some are coveted walkouts!) offer even more living space with media rooms, bars, billiard areas, and exercise rooms.
Attached side-entry garages accommodate 2-4 cars. Some homes also have detached garages or outbuildings for additional parking.
Homes have public water and septic systems.
Backyards feature stamped patios and/or composite decks, fire pits, and covered living areas.
Lots range from 2.0 to 3.16 acres.
Other than a few lightly treed lots along the northwest side of the street, homesites feature heavily wooded backyards, providing seclusion and serene arbored views.
There is a small lake upon a 6.83-acre parcel owned by the HOA (yellow plot on above-illustrated map).
Several small tributary streams of the West Branch Rocky River intersect this development (dashed and solid light blue lines on above map). However, there are no designated flood hazards.
As with most neighborhood streets in Valley City, there are no curbs or sidewalks along Boston Lake Dr.
The cul-de-sac of Boston Lake Dr is enhanced with a grassy island with evergreen trees.
With no connection to another subdivision, traffic is limited to residents and their guests.
⚡While the utility lines for this community are all underground, there is a utility easement running along the east end of the community with wooden pole sub-transmission lines. Due to the heavily wooded backyards, they pose no visual encumbrance.
The neighborhood is served by Buckeye Local School District. The school campus is 12 minutes south.
Homeowner’s Association (HOA) fees at Boston Lake are approximately $250 annually.

The 425-acre Lorain County Metro Parks’ Columbia Reservation is 9 min away with paved asphalt and crushed limestone trails, a playground, pavilion, 18-hole mini-golf course, pizzeria & ice cream parlor, outdoor movie theatre, and kayaking/canoeing on the Rocky River’s West Branch. You are 13 min from the 3-mile crushed limestone Lester Rail Trail, which connects to York Township Community Park with a playground, pond, large pavilion, sledding hill, and an outdoor ice skating area.
Numerous golf courses are accessible in 15 minutes or less, including Bunker Hill, Coppertop, Cosset Creek, and Shale Creek.
