Upon completion, the 65-acre site will include 144 homes. Homes were built beginning in 2020.
Redfern Trails has two categories of homes: The Vistas and The Reserves.
“Vistas” homesites encompass the center of the community (yellow plots on map above). These lots measure approximately 56′ wide and 130-140′ deep, ranging from 0.17 to 0.28 acres. The Vistas collection includes six floorplans from which to personalize, including ranch and two-story styles, ranging from 1,525-3,279 square feet with 2-4 bedrooms and 2-3.5 bathrooms.
“Reserve” homesites line the perimeter of the development (peach-colored plots on the above map). Sized slightly larger, these lots measure approximately 66′ wide and 140’+ deep, ranging from 0.21 to 0.42 acres. Drees offered eight personalizable Reserve floorplans, including ranch and two-story styles, ranging from 1,863-4,300 square feet with 2-4 bedrooms and 2-3.5 bathrooms.
Facades are styled as modern farmhouse with brick or stone accents.
Facades are similarly styled as modern farmhouse with a combination of mixed-texture siding profiles (horizontal, shake, board & batten), white window trim & fascia trim/rake board, gable accents, and even brick or stone accents. Front entrances are covered, some with extended front porches for seating that welcome casual chats with neighbors.
Amenities may include LVP flooring, mud hall cubbies/benches, laundry rooms with utility tubs and cabinets, planning desks/pocket offices, flex rooms and/or private dens, and great rooms (some two-story) with fireplaces that are open to kitchens featuring quartz/granite countertops, tile backsplash, center island with breakfast bar, pantry, dining area, and even sunrooms. Owner’s suites (many are first-floor) feature vaulted or tray ceilings, sitting areas with fireplaces, walk-in closets, and spa-like baths with soaking tubs and/or custom tiled walk-in showers, dual sinks/vanities, and enclosed lavatories. Finished lower levels are available with recreation rooms, wet bars, and bathrooms. Attached front-entry garages accommodate 2-3 cars.
Homes have public sewer and water.
Backyards may include patios and covered living spaces. Fences, playsets, in-ground pools and sheds are permitted.
Previously utilized as agricultural land, the topography of the development is flat.
Fully cleared homesites offer wide-open vistas. Privacy is achieved with fencing and/or plantings.
Homes that do not abut one another are surrounded by HOA-owned greenspace meadows.
There are two entrances from Redfern Rd via Firethorne Dr and Leatherleaf Dr. Each is flanked by landscaped beds with stone pillars and signage.
There are curbs and sidewalks on both sides of the street.
During the final phase of development, Firethorne Dr will be extended and end in a cul-de-sac.
With no connection to another community, traffic is limited to residents and their guests.
While the utility lines for this subdivision are all underground, there are H-frame steel pole transmission lines running diagonally across the community for those with sensitivities or concerns about visual encumbrance.
To the northwest is the established community of Westview Park. Directly east is a greenhouse.
Residences are served by Columbia Local School District.
Homeowner’s Association fees at Redfern Trails are approximately $360 annually.
