About Bennett Lake Farm
Bennett Lake Farm is a community of 77 homes with greenspace, a small lake, and walking trail in Liverpool Township of Valley City, Ohio.
This subdivision is located off the west side of Marks Road, 0.4 miles south of Sleepy Hollow Rd. It comprises the residential streets of Charleston Dr, Cooper Oval, Drayton Hall, Middleton Pl, and three homes on Summerville Dr (house numbers 2506, 2510 & 2522).
Ryan Homes constructed the first three houses in 2007. In 2010, Drees Homes took over building Phase I and completed Phase II in 2017.
Since nearly all homes were constructed by a single builder, facades have a similar aesthetic, offering architectural continuity.
Drees Homes offered eight ranch and two-story plans from which to personalize. Bennett Lake Farm’s homes range from 2,200-4,500 square feet with 3-5 bedrooms and 2.5-4.5 bathrooms.
First floor amenities and principal rooms include hardwood or LVP flooring, two-story foyers, laundry rooms with utility tubs and cabinets, formal dining rooms, formal living rooms and/or private dens, and fireplaced great rooms (most are vaulted or two-story) that open to kitchens featuring granite or quartz countertops, a center island, breakfast bar, walk-in pantry, and dinette area.
Spacious owner’s suites (some are first-floor) include a walk-in closet and an en-suite bathroom with a soaking tub and/or walk-in shower, dual sinks/vanities, and an enclosed commode.
Finished lower levels offer even more living space with rec rooms, bars, home theaters, and exercise rooms.
Attached garages are mostly front-entry and accommodate 2-4 cars (some have tandem parking).
Homes are serviced with public water and sewer.
Backyards feature stamped patios and/or composite decks, fire pits, and covered living areas. Numerous homes have in-ground pools.
Lots measure approximately 90-100′ wide and range from 0.40 to 0.87 acres.
Previously agricultural land, lots are flat and fully cleared of old-growth trees.
Bennett Lake Farm is surrounded by 40 acres of HOA-owned greenspace (yellow sections on above-illustrated map), some of it wooded.
A stream and several creeks run through and around the development (undulating blue lines on above map). However, the community is not designated with a flood hazard. View FEMA Flood Map.
The entrance streets of Charleston Dr and Drayton Hall are flanked by landscaped beds with masonry signage and a pond, welcoming residents home.
The temporary cul-de-sac of Cooper Oval and the stub street of Summerville Dr may be extended with future development opportunities.
NOTE: A Preliminary Plan Extension has been granted for the proposed Forest Lake Estates, which would add 32 new homes along a new street, Dock St, off the north side of Charleston Dr.
As with most neighborhood streets in Valley City, there are no curbs or sidewalks.
All mailboxes are the same color and design, bringing consistency to the streetscape.
The neighborhood is served by Buckeye Local School District. The school campus is conveniently 7 minutes away.
Homeowner’s Association (HOA) fees at Bennett Lake Farm are approximately $350 annually.
