About The Meadows in Independence
The Meadows is a cul-de-sac community of twenty custom-built homes in southwest Independence, Ohio. This subdivision comprises the streets of Meadows Dr and MacKenzie Dr, which are located a half-mile west of Brecksville Rd, off the south side of E Pleasant Valley Rd.

Homes were constructed from 2000-2015 by builders including Lebec Homes and United Homes.
The Meadows homes feature stately full brick or stone facades, with a few homes boasting full brick surround.
With finished basements, these colonial, cape cod, and ranch homes mainly range in size from 3,800-7,800 square feet, with 3-5 bedrooms and 3.5-5 bathrooms.
Homes are appointed with desirable amenities including ceramic tile and hardwood flooring, two-story foyers with curved or turned staircases, garage entry mud halls with benches and/or cubbies, first floor laundry rooms with cabinets and utility tubs, formal dining rooms with tray ceilings, private dens, and fireplaced great rooms with vaulted or two-story ceilings that are open to large kitchens with granite or quartz countertops, a tile backsplash, center island with breakfast bar, walk-in pantry, and dinette area. First or second floor owner’s suites include walk-in closets and en-suite bathrooms with soaking/jetted tubs and/or custom tiled walk-in showers, dual sinks/vanities, and an enclosed commode. Guest bedrooms also have walk-in closets. Finished lower levels (some are coveted walk-outs!) are complete with media rooms, kitchenettes, bars, exercise rooms and/or storage rooms, and even a stairway to the garage.
Most homes have attached side-entry garages that accommodate 3 cars.
Backyards feature custom patios and/or composite decks and fireplaces or fire pits.
Homesites in The Meadows range from 0.46 to 0.85 acres.
Lots may be cleared or have treed backyards.
⚡POWER LINES: Bordering the west end of MacKenzie Dr is a row of steel lattice tower high-voltage transmission lines, which may be of concern for those worried about health and safety implications, visual encumbrance or property values.
The entrance to Meadows Dr has a divided median in the center of the street with a landscaped island. Flanking the street are landscaped beds with mature evergreens and garden boulders.
Both streets are enhanced by lantern-style streetlights, street trees, curbs and sidewalks along both sides of the street.
MacKenzie Dr has two cul-de-sacs with landscaped islands surrounded by brick pavers.
The Meadows Phase I homes (excluding the seven homes around the eastern cul-de-sac of MacKenzie Dr) have brick mailboxes, adding elegance to the streetscape.
With no connection to another community, traffic is limited to residents and their guests.
Homeowner’s Association (HOA) fees at The Meadows are approximately $350 annually.
This neighborhood is served by the top-rated Independence Local School District.
