About Tulip Tree Estates in Independence
Tulip Tree Estates (also called Tulip Trail Estates or Liberty Park subdivision) in Independence Ohio is a premier community of 24 custom-built homes along the edge of the Cuyahoga Valley National Park forest. The development is located 0.4 miles east of Brecksville Rd, off the north side of Stone Rd, comprising the streets of Tulip Trail and Victoria Circle.
Homes were constructed from 1994-2003 by builders including Marek Builders, Rinello Builders, and Sherwood Homes. Development began on the first eight homes upon Tulip Trail, followed by the 16 homes designated as Liberty Park subdivision along the northern portion of the street and Victoria Circle.
Homes include colonial, cape cod, and ranch styles that range from 4,000-7,600 square feet with 3-6 bedrooms and 3.5-5 bathrooms.
Tulip Tree Estates homes are appointed with desirable amenities including two-story foyers with turned staircases, ceramic tile and hardwood flooring, solid core doors, extensive millwork, formal dining rooms, private dens, laundry rooms with cabinets and utility tubs, vaulted or two-story great rooms with fireplaces, and spacious kitchens with granite or quartz countertops, tile backsplash, a center island, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites (most are first-floor) include walk-in closets and en-suite baths with custom tiled walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes. Guest bedrooms also have walk-in closets. Finished lower levels (some are coveted walk-outs!) are complete with media rooms, kitchenettes, bars, wine cellars, exercise and storage rooms. Homes offer attached 3-4 car side-entry garages.
Living is extended outdoors with professionally designed gardens, custom patios and/or composite decks, water features, and fireplaces or fire pits.
Homesites are sized from .46 to 1.65 acres and nearly backyard is densely treed.
Forested parcels of land surrounding this development include a city-owned plot to the southwest, and lots owned by the Board of Education-owned or the CVNP to the northeast.
The entrance to Tulip Trail is flanked on the right side by stacked stone signage and mature pine trees.
Both streets have tree lawn saplings, lantern-style streetlights, curbs, and sidewalks. The Victoria Cir cul-de-sac has an island in the center with paver surround.
Tulip Trl extends north to the Independence BOE admin offices. However, the main entrance to these offices is via Education Dr from Evergreen Dr.
There are no Homeowner’s Association (HOA) fees at Tulip Tree Estates/Liberty Park subdivision.
This neighborhood is served by the top-rated Independence Local School District.

The subdivision of Tulip Tree Estates (also called Tulip Trail Estates or Liberty Park subdivision) is in eastern Independence Ohio, off the north side of Stone Rd, along the border of Valley View.
Access to highways is convenient with just 7 min to I-77, 8 min to I-480, and 15 min to I-80/Turnpike. With I-77 nearly a mile west of this development, this subdivision is not subjected to direct interstate traffic noise.
Independence Primary, Middle, and High Schools are all within 5 min drive. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.
