About Tulip Tree Estates in Independence

Tulip Tree Estates (also called Tulip Trail Estates or Liberty Park subdivision) in Independence Ohio is a premier community of 24 custom-built homes along the edge of the Cuyahoga Valley National Park forest. The development is located 0.4 miles east of Brecksville Rd, off the north side of Stone Rd, comprising the streets of Tulip Trail and Victoria Circle.

Homes were constructed from 1994-2003 by builders including Marek Builders, Rinello Builders, and Sherwood Homes. Development began on the first eight homes upon Tulip Trail, followed by the 16 homes designated as Liberty Park subdivision along the northern portion of the street and Victoria Circle.

Homes include colonial, cape cod, and ranch styles that range from 4,000-7,600 square feet with 3-6 bedrooms and 3.5-5 bathrooms.

Tulip Tree Estates homes are appointed with desirable amenities including two-story foyers with turned staircases, ceramic tile and hardwood flooring, solid core doors, extensive millwork, formal dining rooms, private dens, laundry rooms with cabinets and utility tubs, vaulted or two-story great rooms with fireplaces, and spacious kitchens with granite or quartz countertops, tile backsplash, a center island, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites (most are first-floor) include walk-in closets and en-suite baths with custom tiled walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes. Guest bedrooms also have walk-in closets. Finished lower levels (some are coveted walk-outs!) are complete with media rooms, kitchenettes, bars, wine cellars, exercise and storage rooms. Homes offer attached 3-4 car side-entry garages.

Living is extended outdoors with professionally designed gardens, custom patios and/or composite decks, water features, and fireplaces or fire pits.

Homesites are sized from .46 to 1.65 acres and nearly backyard is densely treed.

Forested parcels of land surrounding this development include a city-owned plot to the southwest, and lots owned by the Board of Education-owned or the CVNP to the northeast.

The entrance to Tulip Trail is flanked on the right side by stacked stone signage and mature pine trees.

Both streets have tree lawn saplings, lantern-style streetlights, curbs, and sidewalks. The Victoria Cir cul-de-sac has an island in the center with paver surround.

Tulip Trl extends north to the Independence BOE admin offices. However, the main entrance to these offices is via Education Dr from Evergreen Dr.

There are no Homeowner’s Association (HOA) fees at Tulip Tree Estates/Liberty Park subdivision.

This neighborhood is served by the top-rated Independence Local School District.

Location Details

The subdivision of Tulip Tree Estates (also called Tulip Trail Estates or Liberty Park subdivision) is in eastern Independence Ohio, off the north side of Stone Rd, along the border of Valley View.

Access to highways is convenient with just 7 min to I-77, 8 min to I-480, and 15 min to I-80/Turnpike. With I-77 nearly a mile west of this development, this subdivision is not subjected to direct interstate traffic noise.

Independence Primary, Middle, and High Schools are all within 5 min drive. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.

You are 5 min from the bustling commercial district of downtown Independence with conveniences like banking, drug stores, medical clinics, national chain restaurants like Bonefish Grill, Outback Steakhouse, Chipotle, Starbucks and Panera, as well as local favorites including Aladdin’s, Slyman’s Tavern, Melt Bar & Grilled, Lobster & Pho, Wasabi Japanese Steakhouse, Winking Lizard, Delmonico’s Steakhouse, Yours Truly, and Lockkeepers.

There are endless nearby opportunities for hiking, biking, picnicking, fishing, kayaking/canoeing horseback riding, winter sports, exploring nature, and wildlife viewing. Just east of this community is Cuyahoga Valley National Park featuring 33,000-acres including the Cuyahoga River and numerous waterfalls, the Cuyahoga Valley Scenic Railroad, and the 87-mile Ohio & Erie Canal Towpath Trail. The Lock 39 Ohio & Erie Canal Towpath Trailhead is just a 5 min drive. This development is also a 25 min walk to Hemlock Creek Trail off Brecksville Rd (or 6 min bike to the Stone & Hemlock road connection), where a 200-foot pedestrian bridge crosses over the Cuyahoga River to adjoin the Ohio & Erie Canal Towpath Trail.

Just 12 min away is Brecksville Reservation, the largest of the Cleveland Metroparks’ reservations offering scenic gorges, caves and an extensive system of trails, including a section of the Buckeye Trail. 

The city’s 78,000 square foot Civic Center recreation facility is 4 min away with a high school-size gymnasium (featuring basketball, pickleball, volleyball, and racquetball); fitness center with an aerobics room, indoor track, fully-stocked weight room with weight machines, treadmills, spin bikes, elliptical and rowing machines, and recumbent bikes; indoor pools including an activity pool, a 6-lane pool, steam room, sauna, whirlpool and locker rooms; and an atrium gathering space with vending machines and ping-pong, pool, and air hockey tables. Outside is an Olympic-size lap pool with a diving well, an activity pool with a 25-foot water slide and play structure with buckets and sprays, a whirlpool/spa, locker rooms, and an air-conditioned concession stand.

The adjacent Elmwood Park has 46-acres with a large fountained pond, picnic pavilions, playgrounds, Safety Town, five baseball diamonds, soccer fields, tennis and pickleball courts, bocce ball, horseshoe pits, and more.

Golfers are within 25 minutes of Topgolf, Sleepy Hollow, Seneca, Briarwood, Ridgewood, Ironwood, and Valleaire Golf Courses.
