About Valley Woods in Independence

Valley Woods is a community of 43 custom-built homes located in Independence Ohio, directly west of I-77, off the south side of Hillside Rd. The development comprises the streets of Valley Woods Dr and one home on Pleasantwood Dr (house number 5100).

Homes were constructed from 1990-2006 by builders including Lustik Homes, Marek Builders, and Rinello Builders.

Homes feature stately full brick facades, with some homes boasting all-brick surround. With finished basements, these colonial, cape cod, and ranch homes manly range in size from 3,200-9,000 square feet, with 3-7 bedrooms and 3.5-6.5 bathrooms.

Valley Woods homes are appointed with desirable amenities including open floorplans, ceramic tile and hardwood flooring, formal dining rooms, formal living rooms and/or private dens, laundry rooms with cabinets and utility tubs, vaulted or two-story great rooms with fireplaces, and large kitchens with granite or quartz countertops, tile backsplash, a center island, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites (most are first-floor) include walk-in closets and en-suite baths with custom tiled walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commode. Finished lower levels (some have daylight windows or are coveted walk-outs!) are complete with media rooms, kitchenettes, bars, wine cellars, exercise and storage rooms. Side-entry garages mainly accommodate 3-5+ cars (only a few homes have 2 car garages).

Backyards feature professionally designed gardens with custom patios and/or composite decks, water features, and fireplaces or fire pits.

Most homesites range from 0.48 to 1.6 acres. There are also a few larger lots measuring between 2 and 3.2 acres. Nearly every backyard is treed.

NOTE: For those concerned about health and safety or visual encumbrance, there is a 150′ wide utility easement with two rows of high voltage (HV) steel lattice tower transmission lines along the south end of this subdivision.

The entrance to Valley Woods Dr has a divided median with saplings and signage.

Its streets are enhanced by lantern-style streetlights, street trees, curbs, sidewalks along both sides of the street, and a cul-de-sac island with paver surround.

There are no Homeowner’s Association (HOA) fees at Valley Woods.

This neighborhood is served by the top-rated Independence Local School District.

It is connected by Pleasantwood Dr to the subdivision of Forest Woods, which has an entrance off E Pleasant Valley Rd.

Location Details & Nearby Amenities

The subdivision of Valley Woods is in southwest Independence Ohio, near the border of Seven Hills, just west of I-77, off the south side of Hillside Rd.

Access to highways is convenient with just 3 min to I-77 (directly east of the community), 6 min to I-480, and 12 min to I-80/Turnpike. While the proximity to I-77 is convenient, it subjects the community to interstate traffic noise. Homes along the eastern end of the community are particularly close (140 or so feet from the highway) for incurring direct noise pollution.

Independence Primary, Middle, and High Schools are all 4 min away. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.

You are 8 min from the bustling commercial district of downtown Independence with conveniences like banking, drug stores, medical clinics, national chain restaurants like Bonefish Grill, Outback Steakhouse, Chipotle, Starbucks and Panera, as well as local favorites including Aladdin’s, Slyman’s Tavern, Lobster & Pho, Wasabi Japanese Steakhouse, Winking Lizard, Delmonico’s Steakhouse, Yours Truly, and Lockkeepers.

There are endless opportunities nearby for hiking, biking, picnicking, fishing, kayaking/canoeing, horseback riding, winter sports, exploring nature, and wildlife viewing. Just 9 min away is Brecksville Reservation, the largest of the Cleveland Metroparks’ reservations offering scenic gorges, caves and an extensive system of trails, including a section of the Buckeye Trail. Cuyahoga Valley National Park is a 13 min drive with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.

Five min away is the city’s 78,000 square foot Civic Center recreation facility with a high school-size gymnasium (featuring basketball, pickleball, volleyball, and racquetball); fitness center with an aerobics room, indoor track, fully-stocked weight room with weight machines, treadmills, spin bikes, elliptical and rowing machines, and recumbent bikes; indoor pools including an activity pool, a 6-lane pool, steam room, sauna, whirlpool and locker rooms; and an atrium gathering space with vending machines and ping-pong, pool, and air hockey tables. Outside is an Olympic-size lap pool with a diving well, an activity pool with a 25-foot water slide and play structure with buckets and sprays, a whirlpool/spa, locker rooms, and an air-conditioned concession stand.

The adjacent Elmwood Park has 46-acres with a large fountained pond, picnic pavilions, playgrounds, Safety Town, five baseball diamonds, soccer fields, tennis and pickleball courts, bocce ball, horseshoe pits, and more.

Golfers are only 9 min to Topgolf, 11 min to Sleepy Hollow, 12 min to Seneca, 15 min to Briarwood, 16 min to Ridgewood, and 20 min to Ironwood and Valleaire Golf Courses.
