The Meadows is a cul-de-sac community of twenty custom-built homes located in southwest Independence Ohio, just east of I-77, off the south side of E Pleasant Valley Rd. It comprises the streets of Meadows Dr and MacKenzie Dr.
Homes were constructed from 2000-2015 by builders including Lebec Homes and United Homes.
The Meadows homes feature stately full brick or stone facades, with a few homes also boasting all brick surround.
With finished basements, these colonial, cape cod, and ranch homes mainly range in size from 3,800-7,800 square feet, with 3-5 bedrooms and 3.5-5 bathrooms.
Homes in The Meadows are appointed with desirable amenities including two-story foyers with curved or turned staircases, ceramic tile and hardwood flooring, formal dining rooms with tray ceilings, private dens, laundry rooms with cabinets and utility tubs, garage entrance cubbies, vaulted or two-story great rooms with fireplaces, and large kitchens with granite or quartz countertops, tile backsplash, a center island, breakfast bar seating, walk-in pantry, and dinette area. Owner’s suites include walk-in closets and en-suite baths with custom tiled walk-in showers, soaking/jetted tubs, dual sinks/vanities, and an enclosed commode. Guest bedrooms also have walk-in closets. Finished lower levels (some are coveted walk-outs!) are complete with media rooms, kitchenettes, bars, exercise rooms, storage rooms, and a stairway to the garage. Most have attached side-entry garages that accommodate 3 cars.
Backyards feature custom patios and/or composite decks and fireplaces or fire pits.
Homesites in The Meadows range from 0.46 to 0.85 acres, some treed.
The entrance to Meadows Dr is flanked by landscaped beds with mature trees and boulders. There is a divided median in the center of the street with a landscaped island.
MacKenzie Dr has two cul-de-sacs with landscaped islands and paver surround.
Both streets are enhanced by tree lawn saplings, lantern-style streetlights, and curbs and sidewalks along both sides of the street.
Phase I homes (excluding the seven homes around the eastern cul-de-sac of MacKenzie Dr) have brick mailboxes, adding elegance to the streetscape.
Homeowner’s Association (HOA) fees at The Meadows are approximately $250 annually.
This neighborhood is served by the top-rated Independence Local School District.

Convenient Location & Nearby Amenities
The Meadows subdivision is in southwest Independence Ohio off the south side of E Pleasant Valley Rd, just east of I-77.
Access to highways is convenient with just 2 min to I-77 (directly west of the community), 5 min to I-480, and 10 min to I-80/Turnpike. While the proximity to I-77 is convenient, it subjects the community to interstate traffic noise. Homes along the western end of the community are particularly close (380-480 feet from the highway) for incurring noise pollution.
Independence Primary, Middle, and High Schools are all within 6 min away. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.
You are 8 min from the bustling commercial district of downtown Independence with conveniences like banking, drug stores, medical clinics, national chain restaurants like Bonefish Grill, Outback Steakhouse, Chipotle, Starbucks and Panera, as well as local favorites including Aladdin’s, Slyman’s Tavern, Lobster & Pho, Wasabi Japanese Steakhouse, Winking Lizard, Delmonico’s Steakhouse, Yours Truly, and Lockkeepers.

Cuyahoga Valley National Park is a 6 min drive with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad. Just 7 min away is Brecksville Reservation, the largest of the Cleveland Metroparks’ reservations offering scenic gorges, caves and an extensive system of trails, including a section of the Buckeye Trail.

The adjacent Elmwood Park has 46-acres with a large fountained pond, picnic pavilions, playgrounds, Safety Town, five baseball diamonds, soccer fields, tennis and pickleball courts, bocce ball, horseshoe pits, and more.
Golfers are within 20 minutes of Topgolf, Sleepy Hollow, Seneca, Briarwood, Ridgewood, Ironwood, and Valleaire Golf Courses.
