About Braewood Estates in Independence
Braewood Estates is a single-street cul-de-sac community of 23 custom-built homes. It is located in eastern Independence Ohio, between Hillside and E Pleasant Valley roads, off the east side of Brecksville Rd, comprising Braewood Dr.
These homes were constructed from 1987-1994, most of which have been updated. Builders include Harland Builders and Rockledge Builders.
With individually designed homes, this is no cookie-cutter community! Contemporary and traditional front elevations include full brick (some have all-brick surround!), Tudor, and combinations of cedar with stone or brick.
These colonial, contemporary, and ranch homes range from 3,500-7,300 square feet, with 3-5 bedrooms and 2.5-4 bathrooms.
Homes in Braewood Estates are appointed with ceramic tile and hardwood flooring, laundry rooms with cabinets and utility tubs, open-concept floorplans, formal dining rooms with tray ceilings, formal living rooms, great rooms with fireplaces and vaulted or cathedral ceilings, and kitchens with granite or quartz countertops, breakfast bar seating, and dinette area. Owner’s suites include walk-in closets and en-suite baths with walk-in showers, soaking/jetted tubs, and dual sinks/vanities. Finished lower levels (some are coveted walk-outs!) are complete with media rooms, kitchenettes, bars, exercise rooms, and storage rooms. Most have attached 3 car side-entry garages, but there are a few homes that accommodate 2 cars.
Backyards feature custom patios and/or composite decks and fireplaces or fire pits.
Wooded homesites mainly range from 0.45 to 0.71 acres, but there are a few larger lots with 1.15 to 1.98 acres.
Streams meander through properties along the northwest and southeast corners of the subdivision.
NOTE: Directly north of the community is a utility easement with two rows of high voltage steel lattice tower transmission lines, for those concerned about health and safety or visual encumbrance.
Bordering the development along its south and east sides are commercial/light industrial buildings.
The entrance to Braewood Dr is flanked on the left by a landscaped bed with signage.
Braewood Dr is enhanced by street trees, lantern-style streetlights, curbs, sidewalks along one side of the street, and a cul-de-sac island with paver surround.
Homeowner’s Association (HOA) fees at Braewood Estates are approximately $300 annually.
This neighborhood is served by the top-rated Independence Local School District. Independence Primary School is less than a mile north. The Middle and High Schools are a 5 min drive/7 min bike.

Convenient Location & Nearby Amenities
The subdivision of Braewood Estates is in southern Independence Ohio, off the east side of Brecksville Rd, between Hillside and E Pleasant Valley roads.
Access to highways is convenient with just 3 min to I-77, 7 min to I-480, and 11 min to I-80/Turnpike. While the proximity to I-77 is convenient (roughly 0.7 miles to the west), it may subject the community to interstate traffic noise.
Independence Primary School is right around the corner (3 min drive). The Middle and High Schools are 5 min away. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.
You are 7 min from the bustling commercial district of downtown Independence with conveniences like banking, drug stores, medical clinics, national chain restaurants like Bonefish Grill, Outback Steakhouse, Chipotle, Starbucks and Panera, as well as local favorites including Aladdin’s, Slyman’s Tavern, Lobster & Pho, Wasabi Japanese Steakhouse, Winking Lizard, Delmonico’s Steakhouse, Yours Truly, and Lockkeepers.
There are endless nearby opportunities for hiking, biking, picnicking, fishing, kayaking/canoeing horseback riding, winter sports, exploring nature, and wildlife viewing. The adjacent Elmwood Park has 46-acres with a large fountained pond, picnic pavilions, playgrounds, Safety Town, five baseball diamonds, soccer fields, tennis and pickleball courts, bocce ball, horseshoe pits, and more.
Golfers are within 20 minutes of Topgolf, Sleepy Hollow, Seneca, Briarwood, Ridgewood, Ironwood, and Valleaire Golf Courses.
