About Chestnut Woods in Independence
Chestnut Woods is an established community of 102 custom-built homes in western Independence, Ohio. Located just west of I-77, off the south side of Chestnut Rd, this development comprises the streets of Beechwood Dr, Chestnut Oval, Hickory Nut Ln, Maple Leaf Ln, the northern section of Great Oaks Pkwy (up to house number 6648), and one home at 4696 Chestnut Rd.

Homes were constructed by builders including Bittersweet Homes, Rybak Builder, T & T Builders, Troiano, and Twentieth Century Homes. Since Chestnut Woods involved multiple builders over many years, home designs and amenities vary.
Section 1 (homes north of and including Hickory Nut Ln) homes were built from built between 1979-1991. It includes colonial, cape cod, ranch, and split-level styles with front or side-entry garages. Section 1 homes are sized from 2,000-3,800 square feet with 3-4 bedrooms and 2.5-3.5 bathrooms.
Section 2 homes (Chestnut Oval and the southern end/cul-de-sac of Beechwood Dr) were constructed between 1988-1991. They are exclusively colonial homes featuring side-entry garages and full brick fronts or Tudor designs. These slightly larger homes range from 3,200-5,100 square feet with 3-4 bedrooms and 2.5-4 bathrooms.
Inside, amenities include ceramic tile and hardwood/LVP flooring, two-story foyers with coat closets and curved or turned staircases, first floor laundry rooms with cabinets and utility tubs, formal dining rooms, formal living rooms, private dens, family rooms with fireplaces and wet bars, and kitchens with granite or quartz countertops and a dinette area. Owner’s suites include en-suite baths with dual sinks, soaking/jetted tubs and/or walk-in showers. Finished lower levels are complete with media rooms, kitchenettes/bars, exercise and/or storage rooms.
Garages accommodate 2-3 cars.
Lots measure 100′ wide by approximately 200′ deep and are sized from 0.46 to 0.58 acres.
Outdoor living is enjoyed on custom patios and/or composite decks and fire pits.
Most backyards feature a canopy of mature deciduous trees, providing shade, privacy, and the soothing sounds of birdsong.
Many lots also have treed side yards and/or front yards, creating a lush parklike feel to the subdivision.
The topography of the neighborhood is flat, ideal for gardens, children and lawn games.

Chestnut Woods streets are lined by trees, lantern-style streetlights, curbs and sidewalks.
Beechwood Dr and Chestnut Oval have cul-de-sacs enhanced by islands with a tree sapling and red brick paver surround.

There are no Homeowner’s Association (HOA) fees!

The subdivision of Chestnut Woods (Sections 1 & 2) is in southwest Independence, Ohio, near the border of Seven Hills, just west of I-77, between Chestnut Rd and Hillside Rd.
Access to highways is convenient with just 5 min to I-77, 10 min to I-480, and 13 min to I-80/Turnpike.
🔊NOISE: While the proximity to I-77 is convenient, it subjects the community to interstate traffic noise. Homes along the eastern end of the community are particularly close to the highway (approximately 160 feet away) and may be subject to direct noise pollution.
Independence Primary, Middle, and High Schools are all with an 8 min drive. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.
You are 8 min from the bustling commercial district of downtown Independence with conveniences like banking, drug stores, medical clinics, national chain restaurants like Bonefish Grill, Outback Steakhouse, Chipotle, Starbucks and Panera, as well as local favorites including Aladdin’s, Slyman’s Tavern, Lobster & Pho, Wasabi Japanese Steakhouse, Winking Lizard, Delmonico’s Steakhouse, Yours Truly, and Lockkeepers.
There are endless nearby opportunities for hiking, biking, picnicking, fishing, kayaking/canoeing horseback riding, winter sports, exploring nature, and wildlife viewing. Just 14 min away is Brecksville Reservation, the largest of the Cleveland Metroparks’ reservations offering scenic gorges, caves and an extensive system of trails, including a section of the Buckeye Trail. Cuyahoga Valley National Park is an 18 min drive with 33,000-acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.
Eight min away is the city’s 78,000 square foot Civic Center recreation facility with a high school-size gymnasium (featuring basketball, pickleball, volleyball, and racquetball); fitness center with an aerobics room, indoor track, fully-stocked weight room with weight machines, treadmills, spin bikes, elliptical and rowing machines, and recumbent bikes; indoor pools including an activity pool, a 6-lane pool, steam room, sauna, whirlpool and locker rooms; and an atrium gathering space with vending machines and ping-pong, pool, and air hockey tables. Outside is an Olympic-size lap pool with a diving well, an activity pool with a 25-foot water slide and play structure with buckets and sprays, a whirlpool/spa, locker rooms, and an air-conditioned concession stand.
The adjacent Elmwood Park has 46 acres with a large fountained pond, picnic pavilions, playgrounds, Safety Town, five baseball diamonds, soccer fields, tennis and pickleball courts, bocce ball, horseshoe pits, and more.
Golfers are within 25 minutes of Topgolf, Sleepy Hollow, Seneca, Briarwood, Ridgewood, Ironwood, and Valleaire Golf Courses.
