About West Hampton in Rocky River
West Hampton (aka Westhampton Courts) is an upscale community of 73 detached cluster homes and attached townhomes offering limited-maintenance living in a gorgeous manicured setting.
This subdivision is located off the south side of Detroit Rd, a half-mile west of Wagar Rd. It comprises the residential streets of Ashley Ct, Chippenham Ct, Warwick Ln, Westhampton Dr, Windsor Ct and Wren Ct.


These residences were constructed by builders including Cleveland Custom Homes, Transcon Builders and Valore.
Reminiscent of an English hamlet surrounded by exquisitely manicured landscaping, homes have classic Tudor designs with brick, stucco and cedar, and wood shake roofs.
Cluster Homes:






West Hampton’s freestanding cluster homes were custom-built between 1995-2020.
Cluster homes include ranch and two-story styles ranging from 2,000-4,700 above-grade square feet with 3-4 bedrooms and 2.5-4.5 bathrooms.
First floor principal rooms and amenities may include built-ins, skylights, hardwood or LVP flooring, marble or limestone-tiled floors, large laundry rooms with cabinets and countertops, private dens and/or formal living rooms, spacious fireplaced family rooms (some are two-story or vaulted), and kitchens with high-end appliances, center islands, dining areas, and even sunrooms.
Spacious first-floor owner’s suites (some have vaulted or beamed ceilings) feature a walk-in closet and en-suite bathroom with dual sinks/vanities, a soaking/jetted tub, and/or walk-in shower.
Cluster homes either have slab foundations or full basements, which may be finished to include additional living space.
Front or side-entry garages accommodate 2-3 cars.
Outdoor living is enjoyed on patios (many are constructed with flagstone, pavers or stamped concrete), surrounded by landscaped beds and/or mature trees.
Most cluster homes are directly surrounded by HOA-owned common space (designated in yellow on above map).
The nine homes not surrounded by common space range have lots ranging from 0.12 to 0.22 acres.
Homeowner’s Association (HOA) fees for West Hampton cluster homes are approximately $335 monthly, which includes snow removal and landscaping.
Fun fact: one of these cluster homes was the 2018 St. Jude Dream Home.
Townhomes:




West Hampton townhomes were built between 1982-2005.
These two-story townhomes range from 2,600-4,400 square feet with 3-4 bedrooms and 2.5-4 bathrooms.
First-floor amenities and principal rooms may include built-ins, skylights, hardwood or LVP flooring, laundry rooms with cabinets and countertops, private dens, formal dining rooms, spacious fireplaced family rooms (some are two-story or vaulted), and kitchens with high-end appliances, center islands, dining areas, and even sunrooms.
First or second-floor owner’s suites feature a walk-in closet and en-suite bathroom with a dual sink vanity, soaking/jetted tub and/or walk-in shower.
Second floors may have lofts.
Townhomes have slab foundations (no basement).
Front or side-entry garages accommodate 2 cars.
Townhouse homesites range from 0.05 to 0.10 acres.
Townhomes are surrounded by HOA-owned common space (yellow area on map above).
Outdoor living is enhanced by patios (many are constructed with flagstone, pavers or stamped concrete) surrounded by landscaping and/or mature trees.
HOA fees for West Hampton townhomes are approximately $689 monthly, which covers exterior building insurance, exterior building maintenance, landscaping, lawn care, and snow removal (including walkways).

The entrance to Westhampton Dr is elegantly flanked by blonde brick landscape walls that extend along the front of the community. In the center of the street is an elongated median with landscaping.
There are no sidewalks in this community. However, Detroit Rd is lined with sidewalks.
Directly west is Lakewood Cemetery. To the southeast is the city’s recreation complex.
Bordering the community to the east are Beacon Hill Apartments, and to the south are the cluster homes of South Hampton.
This neighborhood is served by the top-rated Rocky River City School District.

West Hampton (also called Westhampton Courts) is located in the southwest quadrant of Rocky River, Ohio, off the south side of Detroit Rd, a half-mile west of Wagar Rd.
I-90 is accessible in just 2 min.
Downtown Rocky River is 4 min away with over 50 boutique retail stores and award-winning restaurants.
It’s only 7 min to the sprawling open-air collection of restaurants, retail and entertainment at Crocker Park — the best shopping on the west side of Cleveland!
Surrounding recreational opportunities are abundant! Elmwood Park is a 3 min drive, which has baseball fields, a playground, and a pavilion.
It’s only a 4-min drive to City Hall Park with indoor facilities including Hamilton Ice Arena, a three-lap indoor track, basketball courts, fitness studios, a full fitness center, and an indoor aquatic facility with a lap area, lazy river, zero-entry splash zone; as well as outdoor areas including a playground, picnic facilities, and an outdoor pool complex.
Bradstreet’s Landing (5 min drive) is a 5.56-acre lakefront park with a 425-foot-long sandy beach, a launch area for kayaks and stand-up paddleboards, a 600-foot pier, and approximately 90 feet of curved masonry seating steps for enjoying water views.
Reese Park, also a 5 min drive, offers a playground, basketball and tennis/pickleball courts, and a baseball field.
The Metroparks’ Rocky River Reservation is only a 7 min drive, offering 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, a marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses.
Westwood Country Club is a only a half-mile west (4 min drive).
You are 6 min from the premier dining and social club, The Clifton Club, with a 3-story historic clubhouse, tennis courts, and a private beach with a playground and lakefront venue.
Boaters will feel right at home at The Cleveland Yachting Club (CYC) – a 7 min drive – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, first-class facilities and family-friendly atmosphere. CYC is located on its own island at the mouth of Rocky River, nine miles west of downtown Cleveland.
