About The Reserve at Chestnut Woods in Independence
The Reserve at Chestnut Woods (aka Chestnut Woods Section 03) is a community of roughly 175 homes surrounded by forested common land in western Independence, Ohio, located off the north side of Hillside Rd, just west of I-77.

The Reserve at Chestnut Woods comprises two unconnected subdivisions. The main section includes the streets of Arbor Ct, Bartlett Cove (also called Bartlett Trce), Bradford Cir, Butternut Ridge Dr, Cypress Point, Hawthorne Trace, Linden Ln, Magnolia Overlook, Oakmont Cir, and the southern end of Great Oaks Pkwy (house numbers 6657-6949).
The smaller section, accessible through the established development of South Great Oaks (aka Pine Ridge Estates), includes thirteen homes along Acacia Court and the north end of S Great Oaks Pkwy.


The Reserve at Chestnut Woods was constructed in six phases from 2003-2024 by builders including Perry Homes, Pulte Homes, Ryan Homes, and Troiano.
You won’t find any basic vinyl elevations in this community! These elegant facades feature extensive use of brick or stone.
Homes are available with ranch, 1.5-story and two-story floorplans ranging from 3,300-5,800 square feet with 3-6 bedrooms and 3.5-4.5 bathrooms.
Being that the community was built by multiple builders over 21 years, floorplans and amenities vary. Homes may be appointed with ceramic tile and/or LVP/hardwood flooring, two-story foyers, mudrooms, first floor laundry rooms with cabinets and utility tubs, formal dining rooms, flex rooms and/or private dens, and fireplaced great rooms featuring vaulted or two-story ceilings with floor-to-ceiling windows that are open to spacious kitchens with granite or quartz countertops, a tile backsplash, center island with breakfast bar, walk-in pantry, dinette area, planning center, and even sun/morning rooms. Owner’s suites (most are first-floor) include walk-in closets and en-suite baths with custom tiled walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes. Guest bedrooms also have walk-in closets! Finished lower levels (some have daylight windows or are coveted walk-outs!) can include media rooms, kitchenettes, bars, wine cellars, exercise and/or storage rooms.
Front or side-entry garages accommodate 3-3.5 cars.
Backyards feature custom patios and/or composite decks, water features, and fireplaces or fire pits.
In-ground pools, sheds, and fences are permitted but must be approved by the Architectural Review Committee.
Lots may be fully cleared or have partially treed or wooded backyards.
Homesites are sized from 0.21 to 1.04 acres, ranging from easily manageable to those that can accommodate gardens and playsets with room to spare.
Hemlock Creek flows along the north end of the community, and several smaller offshoots meander through the development, offering scenic sloping backyards. View FEMA Flood Map.
Most homes abut wooded conservation/greenspace (designated in yellow on the above-illustrated map), offering a lush backdrop and privacy.

The entrance to Hawthorne Trce has a divided median decorated with garden stones, plantings, and stacked stone pillars with signage.
All streets have street trees, lantern-style streetlights, curbs and sidewalks.
Acacia Court, Arbor Ct, Bradford Cir, Butternut Ridge Dr, Cypress Point, Hawthorne Trace, Linden Ln, Magnolia Overlook, Oakmont Cir, and S Great Oaks Pkwy have cul-de-sacs enhanced by islands with a tree sapling and paver-stamped concrete surround.
Most homes have individual mailboxes, all of the same design and color, offering a consistent streetscape. Post for Bradford Cir and the cul-de-sac of Hawthorne Trace is delivered to cluster mailbox units.
To the north, Great Oaks Pkwy adjoins Chestnut Woods Sections 1 & 2.
This neighborhood is served by the top-rated Independence Local School District.
Homeowner’s Association (HOA) fees for The Reserve Chestnut Woods are approximately $600 annually.

The Reserve at Chestnut Woods, also called Chestnut Woods Section 03, is located in southwest Independence, Ohio, near the border of Seven Hills, off the north side of Hillside Rd, just west of I-77.
Access to highways is convenient with just 5 min to I-77, 10 min to I-480, and 13 min to I-80/Turnpike.
🔊NOISE: While the proximity to I-77 is convenient, it subjects the community to interstate traffic noise. Homes along the eastern end of the community are particularly close (approximately 160 feet from the highway) and are prone to interstate noise pollution.
Independence Primary, Middle, and High Schools are all with an 8 min drive. There are also several nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.
You are 8 min from the bustling commercial district of downtown Independence with conveniences like banking, drug stores, medical clinics, national chain restaurants like Bonefish Grill, Outback Steakhouse, Chipotle, Starbucks and Panera, as well as local favorites including Aladdin’s, Slyman’s Tavern, Lobster & Pho, Wasabi Japanese Steakhouse, Winking Lizard, Delmonico’s Steakhouse, Yours Truly, and Lockkeepers.
There are endless nearby opportunities for hiking, biking, picnicking, fishing, kayaking/canoeing horseback riding, winter sports, exploring nature, and wildlife viewing. Just 14 min away is Brecksville Reservation, the largest of the Cleveland Metroparks’ reservations, offering scenic gorges, caves and an extensive system of trails, including a section of the Buckeye Trail. Cuyahoga Valley National Park is an 18-min drive with 33,000 acres including the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.
Eight min away is the city’s 78,000 square foot Civic Center recreation facility with a high school-size gymnasium (featuring basketball, pickleball, volleyball, and racquetball); fitness center with an aerobics room, indoor track, fully-stocked weight room with weight machines, treadmills, spin bikes, elliptical and rowing machines, and recumbent bikes; indoor pools including an activity pool, a 6-lane pool, steam room, sauna, whirlpool and locker rooms; and an atrium gathering space with vending machines and ping-pong, pool, and air hockey tables. Outside is an Olympic-size lap pool with a diving well, an activity pool with a 25-foot water slide and play structure with buckets and sprays, a whirlpool/spa, locker rooms, and an air-conditioned concession stand.
