About Homestead of Independence

Homestead of Independence (aka Homestead) is a premier community of 31 custom-built homes in central Independence, Ohio, less than a half-mile from trails leading to Cuyahoga Valley National Park. The development is located off the west side of Brecksville Rd, and comprises the streets of Acres Dr, Hunting Ln and Rosewood Cir.

Homestead homes were constructed from 1996-2004 by builders including Sherwood Homes.

Most facades are traditionally styled with stately full brick. Some homes boast a full brick surround.

These two-story homes range from 4,000-8,500 square feet with 3-6 bedrooms and 3.5-5 bathrooms.

Homes are appointed with desirable amenities including ceramic tile and hardwood flooring, first floor laundry rooms with cabinets and utility tubs, two-story foyers with turned or curved staircases, formal dining rooms with tray ceilings, private dens and/or formal living rooms, and fireplace great rooms with vaulted or two-story ceilings that are open to spacious kitchens with granite or quartz countertops, a center island with breakfast bar, buffet area, and vaulted or bayed dinette area. Owner’s suites (most are first-floor) include walk-in closets and en-suite bathrooms with custom tiled walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes. Finished lower levels may include media rooms, kitchenettes, bars, wine cellars, exercise and storage rooms. Attached side-entry garages accommodate 3-4 cars.

Living is extended outdoors with professionally designed gardens, custom patios and/or composite decks, water features, and fireplaces or fire pits.

Lots measure approximately 100′ to 110′ wide and are sized from 0.48 to 1.25 acres.

Backyards may be cleared, lightly treed or partially wooded.

The entrance to Acres Dr is ornamented by a divided median with brick pavers, flower beds, decorative trees and signage.

With only one entrance and no connection to another subdivision, traffic is limited to residents and their guests.

Streets are lined by street trees, lantern-style streetlights, curbs and sidewalks.

Acres Dr, Hunting Ln and Rosewood Cir have cul-de-sac islands enhanced with a decorative tree surrounded by brick pavers.

Post is delivered to individual mailboxes. Numerous homes have brick mailboxes, further enhancing their curb appeal.

The Acres Dr cul-de-sac is bordered to the north by city-owned wooded parcels totaling 3.19 acres, and to the west by the Middle School/High School complex.

This neighborhood is served by the top-rated Independence Local School District.

There are no Homeowner’s Association (HOA) fees at Homestead of Independence.

The Homestead of Independence subdivision, also called Homestead, is located in central Independence, Ohio, off the west side of Brecksville Rd, 0.4 miles north of Hillside Rd.

Access to highways is convenient with just 5 min to I-77, 8 min to I-480, and 12 min to I-80/Turnpike.

Independence Primary, Middle, and High Schools are all within a 3 min drive. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.

You are 5 min from the bustling commercial district of downtown Independence with conveniences like banking, drug stores, medical clinics, national chain restaurants like Bonefish Grill, Outback Steakhouse, Chipotle, Starbucks and Panera, as well as local favorites including Aladdin’s, Slyman’s Tavern, Lobster & Pho, Wasabi Japanese Steakhouse, Winking Lizard, Delmonico’s Steakhouse, Yours Truly, and Lockkeepers.

The adjacent Elmwood Park has 46 acres with a large fountained pond, picnic pavilions, playgrounds, Safety Town, five baseball diamonds, soccer fields, tennis and pickleball courts, bocce ball, horseshoe pits, and more.

Golfers are within 25 minutes of Topgolf, Sleepy Hollow, Seneca, Briarwood, Ridgewood, Ironwood, and Valleaire Golf Courses.
