Chestnut Creek is a community of 91 homes in western Independence, Ohio, located one mile west of Brecksville Rd, off the north side of Chestnut Rd. The development encompasses the streets of Pebblecreek Dr, Cliffview Dr, Ledgewood Dr, and the cul-de-sacs of Cedarwood Ct, Locust Ct and Sycamore Ct.


Homes were constructed between 1994-2001 by builders including Conric Construction, E & N Builders, and Sherwood Construction.
The majority of facades are stately full-brick, with some also boasting full brick surround.
Homes include ranch and two-story designs that range from 3,300-6,200 square feet (including finished basements) with 3-5 bedrooms and 3.5-4.5 bathrooms.
Chestnut Creek homes are appointed with desirable amenities including ceramic tile and hardwood or LVP flooring, first floor laundry rooms with cabinets and utility tubs, two-story foyers with turned staircases, formal dining rooms, formal living/music rooms and/or private dens, and fireplaced great rooms with vaulted ceilings that open to kitchens with granite or quartz countertops, a center island with breakfast bar, walk-in pantry, dinette area, planning center, and even sun/morning rooms. Owner’s suites (most are second-floor) include walk-in closets and en-suite baths with custom tiled walk-in showers, soaking/jetted tubs, dual sinks/vanities, and enclosed commodes. Guest bedrooms also have walk-in closets. Finished lower levels (some are coveted walk-outs!) may include media rooms, kitchenettes, bars, wine cellars, exercise and storage rooms. Side-entry garages accommodate 3 cars.
Lots measure 100′ wide and are primarily sized around a half-acre, but there are a few larger lots up to 1 acre.
Most backyards are treed and feature professionally designed gardens with custom patios and/or composite decks, water features, and fireplaces or fire pits.
The topography of homesites is level, ideal for children, dogs, lawn games, and swimming pools.

The entrance to Pebblecreek Dr is ornamented by an elongated median with garden stones, plantings and signage.
Chestnut Creek’s streets are lined by lantern-style streetlights, street trees, curbs, and sidewalks along both sides of the street.
The Cedarwood Ct, Locust Ct and Sycamore Ct cul-de-sacs are enhanced by islands with an ornamental tree surrounded by brick pavers.
With no connection to another community, traffic is limited to residents and their guests.
Numerous homes have brick mailboxes, adding to their curb appeal.
Bordering this community to the north is a commercial office park.
Homeowner’s Association (HOA) fees at Chestnut Creek are roughly $100 annually.
This neighborhood is served by the top-rated Independence Local School District.

The subdivision of Chestnut Creek is in western Independence, Ohio, near the border of Seven Hills, located one mile west of Brecksville Rd, off the north side of Chestnut Rd.
Access to highways is convenient with just 8 min to I-77, 10 min to I-480, and 17 min to I-80/Turnpike.
🔊NOISE: While the proximity to I-77 is convenient, the community may be subjected to interstate traffic noise. Homes along the eastern end of the community are roughly 0.3 miles from the highway.
Independence Primary, Middle, and High Schools are all with a 7 min drive. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.
