About Cascade Creek in Independence
Cascade Creek is a single-street conservation development of 13 homes with wooded lots and a meandering creek in southern Independence, Ohio. The community comprises Cascade Creek Ln, located off the east side of Brecksville Rd, which is the city’s main four-lane boulevard with a raised center median decorated with grass or brick pavers and tree saplings.


Homes were constructed from 2009-2011 by Drees Homes, a production builder.
These two-story homes range in size from 3,200-5,200 square feet, with 4-5 bedrooms and 2.5-4.5 bathrooms.
Cascade Creek homes are appointed with desirable amenities including first floor laundry rooms with cabinets and utility tubs, ceramic tile and hardwood or LVP flooring, formal dining rooms, formal living rooms/flex rooms, private dens, and fireplaced great rooms with vaulted or two-story ceilings that are open to large kitchens with granite or quartz countertops, a center island with breakfast bar, dinette area, and a pantry and/or butler’s pantry. First or second floor owner’s suites include walk-in closets and en-suite bathrooms with soaking/jetted tubs and/or custom tiled walk-in showers, dual sinks/vanities, and an enclosed lavatory. Finished lower levels (some are coveted walk-outs!) may include media rooms, kitchens/kitchenettes, bars, and exercise rooms. Front or side-entry garages accommodate 2-3 cars.
Living is extended outdoors with custom patios and/or composite decks, and fireplaces or fire pits.
Lots range from 0.61 to 1.77 acres, featuring heavily wooded backyards that provide welcoming natural privacy, shade, and soothing bird song.
Two neighboring lots share a pond for on-site canoeing, paddleboarding, or paddle boating.
The landscape is enhanced by a creek that meanders across backyards, offering scenic rolling topography and opportunities for wildlife sightings. Properties have a 75′ riparian setback along the watercourse. Some lots have designated wetlands. NOTE: The creek is much closer to some homes than indicated by the USGS Hydrography pictured.

Cascade Creek Ln has curbs, a sidewalk along one side of the street, and a landscaped cul-de-sac island surrounded with garden stones.
Homes occupy only the north side of Cascade Creek Ln.
The south side of Cascade Creek Lane is lined by a 75-foot-wide “scenic preserve” easement with privacy fencing and plantings of evergreens and decorative trees, which provides privacy from the Southern Estates subdivision to the south.
Homeowner’s Association (HOA) fees at Cascade Creek are approximately $500 annually.
This neighborhood is served by the top-rated Independence Local School District.

The subdivision of Cascade Creek straddles the border of Brecksville in southern Independence, Ohio, located off the east side of Brecksville Road, across from the terminus of Sprague Rd.
Access to highways is convenient with just 5 min to I-77, 9 min to I-480, and 10 min to I-80/Turnpike.
Independence Schools are all accessible 7 mins. There are also a number of nearby private schools including Bethany Lutheran, Lawrence School, Padua, Parma Heights Christian Academy, St Albert the Great, St Michael, and Trinity High School.

The adjacent Elmwood Park has 46 acres with a large fountained pond, picnic pavilions, playgrounds, Safety Town, five baseball diamonds, soccer fields, tennis and pickleball courts, bocce ball, horseshoe pits, and more.
