Sitting atop a bluff overlooking the Lake Erie Shoreline at the northwest end of Battery Park, Parkview Townhomes include 12 three-story contemporary residences offering limited-maintenance living and three levels of outdoor living spaces (front porch, full balcony deck, and rooftop deck) with prime views of the lake, Edgewater Park and/or the downtown Cleveland cityscape.

Battery Park sits on the former site of the Eveready Battery Company (later branded Energizer Battery) factory. The site was remediated and then developed into a residential urban redevelopment project around 2006. Today it is the largest housing development in the City of Cleveland, comprised of freestanding single-family homes, townhouses and apartments spanning W 70th to W 76th Streets. The factory’s historic Powerhouse Building, with its illuminated landmark smokestack, was renovated to include a brewery and restaurant.

Catering to active lifestyles, these townhouses have direct pedestrian access to the 147-acre Edgewater Park & Beach and the Cleveland Lakefront Bikeway, and walkability to the extensive dining and entertainment offerings of the renowned Gordon Square Arts District.

Battery Park’s Parkview Townhomes were constructed by Marous Builders’ family-led Vintage Development Group in 2015.

The Parkview complex is comprised of twelve total units (three buidings with four residences each) located at the northwest corner of Father Frascati Drive & W 74th Street. Two homes front Father Frascati Dr (house numbers 7402 & 7404); ten homes have W 74th St addresses (even house numbers 1220-1238).

Aptly named for its position next to Johnny Kilbane Park (a quaint meadow with a paved trail and benches), the end side of Parkview Townhomes boasts unimpeded views of the park’s greenspace, historic Powerhouse Building and/or the lake.

Contemporary exteriors are designed with orthogonal lines, flat roofs, transom-topped white vinyl picture and casement windows that maximize views and natural light, and facades with earth tones of wood laminate, brick, fiber cement board, narrow horizontal vinyl siding, and steel accents.

Contemporary elements continue inside with open floor plans, clean lines, wood flooring, simple sleek finishes, and modern trimless windows.

Parkview Townhomes offer three stories with 1,814-2,054 square feet, 2-3 bedrooms and 2.5 bathrooms.

Parkview Townhomes were the first of Battery Park’s “Luxury Collection” targeting the upper-income market. These luxury townhouses include high-end features like granite/quartz countertops in the kitchen and bathrooms, bamboo floors, and stainless steel appliances.

Ground level & garage: Extending across the width of the ground level is a covered patio with brick garden wall and lush landscaping, fostering neighborly interactions. The glass-paned front door with sidelight window floods the foyer with natural light. An adjacent bonus room with full-sized windows and a closet can be utilized as you please (gym, home office, bedroom or extra living area). Another door leads to the attached 2-car garage with storage and utility closets. Garages are accessible via private drives off W 74th St. See level one plans.

Second floor: The bright and airy open-concept main living level boasts 10’ ceilings, walls of oversized windows, bamboo floors, a half bath, living area with a gas fireplace and slider door to a 9×7′ balcony deck with glass balustrades, and a kitchen featuring an oversized island with sink and breakfast bar, granite or quartz countertops, stainless steel appliances and range hood, a walk-in pantry, and dining area. Third floor: The third floor has 9’ ceilings, a guest bedroom and full guest bathroom, a laundry closet, and the owner’s suite appointed with five huge floor-to-ceiling transom-topped windows, a large walk-in closet, and a spacious en-suite bath with windows, a dual-sink quartz/granite countertop, custom tiled walk-in shower, and enclosed commode. Fourth-level rooftop deck: At the top of the rooftop stairwell is a wet bar with granite/quartz countertops, cabinets, and a mini-fridge for on-site mixology. The fourth-story rooftop deck offers roughly 500 square feet of outdoor entertainment space with vistas of Edgewater Park, Lake Erie and/or downtown Cleveland. NOTE: Freight trains regularly run the train tracks along the north end of Battery Park. Noise levels near the railway lines are higher than those further south.

Homeowner’s Association (HOA) fees for Battery Park Parkview Townhomes are approximately $420 monthly, which include landscaping and snow removal.

Residences are served by the Cleveland Metropolitan School District.

Downtown Cleveland is just a 10 min drive! Highways are accessible in 2 min to OH-2/Cleveland Memorial Shoreway, 6 min to I-90, 9 min to I-71, 10 min to I-77, and 13 min to I-480.

Cyclists are 0.4 miles/2 min from Cleveland Lakefront Bikeway that spans Cleveland’s 17-mile Lake Erie shoreline eastward to Euclid (nearly all riding is paved, off-street trails). The trail passes through parks, beaches, marinas, and attractions like the Cleveland Browns Stadium, The Great Lakes Science Center, and Rock ‘n Roll Hall of Fame.

Additional recreational opportunities abound! You are a 3 min bike/15 min walk to the 2.5-acre Herman Park with a spray fountain for cooling off, an open field, picnic pavilion, full basketball court, jungle gym, slides and swings. Lake Park‘s outdoor pool and playground are a 3 min drive, 4 min bike, or 16 min walk. Michael Zone Recreation Center (5 min drive, 8 in bike) has a weight room, sauna, racquetball, game room, gym, and indoor pool. Clark Recreation Center (6 min drive, 10 min bike) includes a game room, gym and indoor pool. Cudell Recreation (6 min drive, 11 min bike) offers a weight room, sauna, gym, game room, and indoor pool.
