About Clifton Park in Lakewood

Located at the northwest corner of Lakewood at the scenic conflux of the Rocky River and Lake Erie, the residential community of Clifton Park is the city’s most sought-after place to live. Clifton Park is a historical district with impeccably maintained homes, roughly 0.67 miles of scenic lakefront property, winding streets lined with old-growth trees, exclusive amenities including a private sandy beach with a lakefront clubhouse, a playground and ball courts, The Clifton Club members-only social club, and the neighboring Cleveland Yachting Club.

Clifton Park Real Estate:

Clifton Park is the most affluent neighborhood in the city and home to many of Cleveland’s leading citizens. The neighborhood boasts the highest median home value and highest median sales price in Lakewood (followed by Overlook Park).

In addition to being the most affluent, it is also the saftest neighborhood in Lakewood!

The community encompasses approximately 140 acres, extending from the east bank of the Rocky River to Webb Rd, and from the Lake Erie shore down to the train tracks.

Its parklike tree-lined winding streets comprise approximately 230 residences, all of which are single-family homes (no apartments, duplexes or row homes!). The six detached limited-maintenance cluster homes of Captain’s Cove are the only of its kind in the neighborhood.

The synergistic streetscape celebrates classic architectural styles common between 1890 and 1920 like Cape Cod, Georgian, Jacobean Revival, Neoclassic, Tudor and Victorian.

Most Clifton Park residences are exquisitely preserved century homes, many of which have been updated inside to offer today’s functionality while preserving its exterior character and charm.

The neighborhood is listed on the National Register of Historic Places. Designated national register historic districts tend to maintain their value, much due to homeowners’ taking immense pride in their district and their homes.

Homes range in size from 2,100-6,100 square feet.

Generously sized homesites mainly range from 0.40 to 0.86 acres with old-growth trees attracting songbirds and offering privacy and natural beauty.

The community is bisected into north and south sections by Clifton Blvd (added in the early 1960s), a two-lane thoroughfare with bike paths.

Northern Section:

The northern section (north of Clifton Blvd) includes the streets of Clifton Park Ln, Forest Rd, Lake Point Dr, Lake Rd, W Clifton Rd, and W Forest Rd.

The northern section offers 0.67 miles of Lake Erie frontage. Lakefront homes boast exceptional views and Lake Erie coastal bluff frontage (perched high upon a bluff above the lake) include 2 homes on Lake Point Dr and 30 homes along the north side of Lake Rd. Lakefront lots are generally the largest in the community (some sized over 1 acre), averaging 300 feet deep and 100 feet wide with large yards and generous setbacks. 

NOTE: Only one home at 1082 Lake Point Dr has direct access down to the lakeshore.

The northern section also includes 3 riverfront homes along the Clifton Park Ln cul-de-sac (house numbers 17886, 17888 & 17890). Lots have between 92-201 feet of Rocky River frontage, some with boat docks.

Southern Section:

The southern section of Clifton Park (south of Clifton Blvd) includes the streets of Captains Cove, Clifton Rd, Forest Rd, Lake Rd, Shady Ln, and W Clifton Blvd.

The southern section has 6 homes with Rocky River frontage, some with boat docks: 4 homes along Lake Rd (house numbers 17900, 17904, 17806 & 17908) and 2 cluster homes along Captain’s Cove.


Homeowner’s Association (HOA) fees for Clifton Park are assessed in accordance with the tax value of each lot.

Residences are served by the highly-rated Lakewood City School District. NOTE: The city of Lakewood is a “walking school district,” meaning there is no bussing to city schools. All schools are within walking or biking distance of the children they serve. Horace Mann Elementary School is just outside the neighborhood (≤5 min bike, 3 min drive).

Clifton Park Neighborhood Assets:

Much of Clifton Park’s appeal is that it is Lakewood’s only community with a private beach. In addition to its nearly quarter-mile-long sandy beach on Lake Erie, exclusive neighborhood amenities include a playground, tennis courts, pickleball courts, a half-basketball court, picnic tables, grills, a fire pit, and a lakeside clubhouse (aka the Beach House) that can be rented for occasions.

Such recreational offerings foster neighborly interactions, resulting in an extremely close-knit community. Neighbors regularly meet on the beach for potlucks, clambakes or impromptu glasses of wine.

A manned security station limits access to residents of Clifton Park and Clifton Lagoons. Select members of The Clifton Club are granted permissive access to the beach and beach house.

The premier dining and social club, The Clifton Club, is located within the neighborhood at 17884 Lake Rd. The club offers a 3-story historic clubhouse with dining areas, lounges, a pub, and terrace overlooking a beautiful patio and manicured gardens. 

Clifton Park’s amenities are held in trust for lot owners (and The Clifton Club).

Clifton Park History:

Before it was developed into a residential community in the late 19th century, the area began as a summer resort in 1869 with beaches, rental boats, picnic groves, a dance hall, and beer gardens. Visitors traveled to the resort via a narrow gauge railroad known as the Rocky River Railroad.

Eventually, the resort’s popularity waned and the property was envisioned as a master-planned, upper-class residential community. In 1894, famed landscape architect, Ernest W. Bowditch, was hired to develop the plans, plotting curving streets and irregularly shaped lots. The northernmost street, Lake Rd, was plotted along the natural contour of the shoreline, with subsequent streets configured in undulating curves. This parklike layout distinguished the community from the grid pattern of Lakewood’s existing streets.

Deed restrictions for lots mandated single-family homes. However, lot owners were not restricted in regards to design or architecture.

Homes in the new allotment were constructed beginning in 1894.

Bowditch’s plans also reserved the already existing Clifton Beach and a neighborhood social club for use of lot owners.

In 1902, the members-only social club, The Clifton Club, was constructed in Clifton Park. Membership is open to neighborhood residents as well as non-residents. Located at 17884 Lake Road, the Clifton Club contributes monthly payments to the maintenance of Clifton Beach. As such, a limited number of non-resident members are granted permissive rights to use the beach and Beach House.

A second organization also opened in 1902, when property along Clifton Beach was leased to Lakewood Yacht Club to construct its clubhouse. The clubhouse remained on the beach until 1907 when it was moved to the adjacent Yacht Club Island (now Cleveland Yachting Club).

With a neighboring Yacht Club, lot owners’ began expressing interest in an on-site marina. In 1912, a lagoon was dredged to accommodate boathouses for residents. Later on, the boathouses were converted to living quarters known as Clifton Lagoons (read more about the subdivision here).

In 1912, the developers transferred Clifton Beach and common areas into trusts for Clifton Park and Clifton Lagoons lot owners.

In the early-1960s, after prolonged litigation, Clifton Boulevard was extended through Clifton Park to a new bridge over the Rocky River. This project divided Clifton Park into northern and southern sections and sadly resulted in razing or relocation of several homes. The oldest home still standing (at 17862 Lake Road) was built in 1899 by the prominent Cleveland business executive John G. Jennings.

The section north of Clifton Blvd was listed on the National Register of Historic Places in 1974 as Clifton Park Lakefront District; the southern section was listed in 2021 as Clifton Park South.

Since its inception, Clifton Park has been home to many of Cleveland’s most prominent citizens, including names like Glidden, Hanna, Smythe and Stouffer. Today, the neighborhood continues to attract the city’s elite.

The prestigious neighborhood of Clifton Park is located in northwest Lakewood, Ohio (Cuyahoga County). It extends from the Lake Erie shore down to the trestle bridge, and from the east bank of the Rocky River to Webb Rd.

I-90 is conveniently accessible in ≤7 min!

Lakewood’s main downtown area and its Downtown Historic District are only a 5-6 min drive with endless dining options, specialty stores, national retail shops, grocery, and banking.

You are 13 min from the 75-acre open-air collection of restaurants, retail and entertainment at Crocker Park — the best shopping on the west side of Cleveland — including Apple, Nordstrom Rack, Trader Joe’s, World Market, Bed Bath & Beyond, Athleta, Chico’s, GAP, J. Crew, and tons of dining options. 

In addition to Clifton Park’s aforementioned amenities, there are many other recreational opportunities nearby!

Fitness enthusiasts will appreciate being a 3 min drive, 7 min bike, or 18 min walk from The Metroparks’ Valley Parkway All-Purpose Trail, which extends down to Mill Stream Run Reservation and over to the 81-mile Ohio & Erie Canal Towpath Trail. Rocky River Reservation offers 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, a marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses.  

The 31-acre lakefront Lakewood Park (6 min drive) features an outdoor pool, skatepark, sport courts/fields, and a bandshell that hosts free music concerts and movie nights during the summer.

Directly west is The Cleveland Yachting Club (CYC) – one of the oldest and most prestigious yachting clubs in the nation. Home to more than 300 sail and powerboats, CYC is known for its beautiful setting, family-friendly atmosphere, and first-class facilities including a restaurant, bar, docks, fuel, and a pool.
