To blend in with the streetscape, cluster homes are configured so that from Lake Avenue, it appears that there are only two homes (2 front and 2 back units). Craftsman-style exteriors complement the classic architecture of the Overlook Park neighborhood.
These two-story homes range from 2,664-2,804 square feet with 3 bedrooms and 2.5-3.5 bathrooms.
The open-concept living space features a kitchen with granite/quartz countertops, an elongated center island with breakfast bar, and a dining area that flows into the living room, which offers access to a private patio.
Each home has a large first-floor owner’s suite with a generously-sized walk-in closet, and a dual-sink ensuite bathroom with a fully tiled walk-in shower and an enclosed commode.
On the second floor are two bedrooms, 1-2 full bathrooms, and loft/bonus area.
Laundry rooms/closets are located on the first floor (some in owner’s suite) or the second floor.
Slab-on-ground foundation (no basement).
Each cluster home has an attached two-car garage, accessible from a shared driveway along each side of the complex. The garage wall is the only shared wall between units!
The complex encompasses 0.6 acres with an exquisitely lush central courtyard filled with walkways extending to the sidewalks of Lake Avenue.
A 6′ high brick garden wall from the previous building (read more in “History” section below) surrounds three sides of the multiplex, offering privacy from surrounding homes.

Homeowner’s Association (HOA) fees for 13900 Lake Ave are approximately $295 monthly, which include landscaping and snow removal.
Residences are served by the highly-rated Lakewood City School District. NOTE: The city of Lakewood is a “walking school district,” meaning there is no bussing to city schools. All schools are within walking or biking distance of the children they serve.
13900 Lake Ave History:
Prior to being developed into a residential community in 2022, the site was home to Lake Avenue Marathon.
The Lake Avenue gas station was initially opened by National Refining Company in the 1920s; a company founded in Cleveland by J.I. Lamprecht in 1882. In later years, it became a Shell station and, finally Marathon.
Sometime in the 1970s, the modest gas station was completely rebuilt to blend with the classic charm of its residential surroundings. Stately brick walls were erected around the entire site and a landscape berm was added in the center of its semi-circular drive, obscuring the station and car repair shop from the street. The iconic station even included a nostalgic full-service gas pump island. A blink-and-you-miss-it sign was all that announced the business, where the Schmidt family graciously served the community until its purchase for redevelopment.
The city of Lakewood assisted with remediating the site, which required the removal of some soils; however, there was no groundwater effect.
Initial plans had more units and limited setbacks, resulting in a petition for City Council to vote down the proposed”high density planned development” re-zoning. Ultimately, the developer’s plans were revised and approved. Watch the plan approval of the Architectural Board of Review here.
