Located at the southeast corner of W 52nd St & Franklin Blvd, Ravella Townhomes were built between 2019-2020 by Knez Homes.

There are nine units: one along Franklin Blvd (house number 5105), six units fronting W 52nd St (addresses 1751- 1765 W 52nd St ), and two along the southeast corner of the complex (1767 & 1769 W 52nd St).

Main levels have 10′ ceilings, hardwood flooring, and open-concept designs with a living room, dining area, and peninsula-style kitchens with quartz counters with a bartop, stainless steel appliances and micro-hood, and 36” Aristocraft cabinets. Owner’s suites (second of third floors) offer walk-in closets and dual-sink en-suite bathrooms with tiled showers and glass doors.

Ravella Townhomes include spacious elevated terraces off the second and/or third level.

Units fronting the street have extended porches with room for seating.

Garages (1-2 cars, tandem or side-by-side) open to a shared motor court of W 52nd St.

Ravella Townhomes offer a 15-year tax abatement.

Homeowner’s Association (HOA) fees for Ravella Townhomes are approximately $50 monthly, which includes maintenance grounds and snow removal.

Residences are served by the Cleveland Metropolitan School District. Waverly Elementary is just a 5 min walk!

Ravella Townhomes are located at the southeast corner of Franklin Blvd & W 52nd St, one block south of the Gordon Square Arts District of Cleveland’s urban West Side Detroit-Shoreway neighborhood.

Downtown Cleveland is just a 5 min drive! Highways are accessible in 4 min to I-90, 5 min to I-71, 7 min to I-77, and 10 min to I-480.

On the opposite side of Franklin Blvd is a convenience store.

The world-class Gordon Square Arts District is just a 4 min walk for endless retail and dining options, and entertainment opportunities including performing arts theaters, a historic movie house, music venues, and conveniences like grocers and pharmacies.

Cyclists are ≤0.4 miles from Cleveland Lakefront Bikeway, which spans Cleveland’s 17-mile Lake Erie shoreline eastward to Euclid (nearly all riding is paved, off-street trails). The trail passes through parks, beaches, marinas, and attractions like the Cleveland Browns Stadium, The Great Lakes Science Center, and Rock ‘n Roll Hall of Fame.

Additional parks include the nearby 2.5-acre Herman Park (4 min bike/11 min walk) has with a spray fountain for cooling off, an open field, picnic pavilion, full basketball court, jungle gym, slides and swings. Fairview Park’s playground and splash pad (W 38th St) are a 3 min bike/13 min walk. Lake Park‘s outdoor pool and playground are a 4 min drive/8 min bike.

Michael Zone Recreation Center (3 min drive, 4 min bike) has a weight room, sauna, racquetball, game room, gym, indoor pool, dog park and splash pad. Clark Recreation Center (4 min drive, 7 min bike) includes a game room, gym and indoor pool. Cudell Recreation (6 min drive, 11 min bike) offers a weight room, sauna, gym, game room, and indoor pool.

Boaters have several options for marinas including Edgewater Yacht Club (4 min drive, 9 min bike), marinas along Edgewater Park and Whisky Island (7 min drive, 13 min bike), and Cleveland Yachting Club (15 min drive) – one of the oldest and most prestigious yachting clubs in the nation. CYC is home to more than 300 sail and powerboats, known for its beautiful setting, family-friendly atmosphere, and first-class facilities including a restaurant, bar, docks, fuel, and a pool.
