About Kingston at Western Reserve in Olmsted Falls
Kingston at Western Reserve is a single-street new construction community of 27 upscale homes idyllically located in the Historic District of Olmsted Falls Ohio with walkability to numerous parks and downtown. This subdivision is being built exclusively are by K. Hovnanian. Homes were constructed beginning in 2023.
The subdivision comprises the newly extended north end of Main St, located off the north side of Water St between Columbia Rd and River Rd. In addition to homes on Main St, this community also includes two homes on Columbia Rd.
The community is named after Kingston, the first unofficial town name when Olmsted Falls was founded in 1814.


Homes will range from 2,300-3,200 square feet with 3-5 bedrooms and 2-4.5 bathrooms. Floor plans include one ranch, three colonial plans, and one two-story design with a first-floor owner’s suite.
Pricing starts in the low $500’s.
Homes are eligible for a 10-year tax abatement (50% of improved value).

Most homes abut a section of the 4.61 acres of HOA-owned common space (yellow area on above map), some of it treed.
This development will have curbs and sidewalks on both sides of the street.
Residences are served by the highly-rated Olmsted Falls City Schools.

Location Details
Kingston at Western Reserve is located in Historic Olmsted Falls Ohio off Water St, between Columbia and River roads.
Highways are accessible in 6 min to I-480, and 12 min to both I-71 and I-80/Turnpike.
Downtown Olmsted Falls is a ≤10 min walk! Its fully restored Victorian shopping village, Grand Pacific Junction, has over 30 unique shops, restaurants and services.
Great Northern Mall and North Olmsted’s bustling retail sector is only a 7-min drive.
Surrounding recreational opportunities are abundant! Directly southwest of the development at the corner of Columbia Rd and Water St is Village Green Park, a 3-acre parcel with two full-size basketball courts, horseshoes, a gazebo, a schoolhouse replica pavilion, picnic tables and grills, and the newly renovated playground and splash pad. Across the street is the scenic 5-acre Fortier Park, a former sandstone quarry along the confluence of Rocky River West Branch and Plum Creek that includes the city’s namesake waterfall as well as Plum Creek Falls and numerous cascades, rocky ledges, fishing, a charming covered wooden bridge and stone arch bridge, wooded trails, picnic areas with grills, and an old-world style stone-covered pavilion. The Metroparks’ Rocky River Reservation is only a 5 min drive, offering 2,520 acres with picnic areas, play areas, sledding hills, ball fields, nature trails, paved trails, nature center, stables and bridle trails, marina, fishing areas, boat rentals, waterfalls and lagoons, and three golf courses. Lorain County Metro Parks’ Columbia Reservation is a 13 min drive with 425-acres characterized by open scenic views transversed by The Rocky River, numerous lakes and ponds, kayak/canoe access, 4 miles of trails, a playground, 18-hole mini-golf course, picnic shelters, a pizzeria & ice cream parlor, and an outdoor movie theatre.
Swings-N-Things Fun Park is 10 min away – offering 13 acres of indoor and outdoor fun including two go-kart tracks, two 18-hole miniature golf courses, bumper boats, batting cages, indoor playground, a two-story game room, paintball, and homemade ice cream.
