About Hampton Place in North Ridgeville Ohio
Hampton Place is a large family-friendly community of roughly 364 single-family homes with a neighborhood pool in north-central North Ridgeville, Ohio. This development is located one mile north of Center Ridge Rd, between Stoney Ridge and Avon Belden Roads.

These semi-customizable residences were built by Ryan Homes, a production builder, beginning in 2008. Phase 7 of development was completed in 2024.
In 2023, the developer submitted plans for Phase 8 (along the southeast end of the community). However, as of late 2024, development had not begun.

The neighborhood’s outdoor swimming pool includes a zero-depth entry area with a spray feature as well as a pool house (located at 36200 Atlantic Ave N).
Ponds and HOA-owned common area (yellow sections on map above) are scattered throughout the community. Previously used as agricultural land, nearly the entirety of the community and its common area are cleared. There is a 13.96-acre parcel of wooded greenspace that offers privacy and lush nature views to abutting homes (south and west sides of the Harbor Dr cul-de-sac and the west side of Windermere Pl N).

Hampton Place has two categories of homes: Estates and Reserves.
Estates at Hampton Place:




The “Estates” homes are available in ranch or two-story styles, some with first-floor owner’s suites. Ryan offered five floor plans to personalize, ranging from 1,900-3,300 square feet, with 3 to 5 bedrooms and 2 to 3.5 bathrooms.
Available features depend on selected options and floor plan. Main levels can include hardwood flooring, garage entry mud hall/drop zone, private dens, flex rooms and/or formal dining rooms, and even an owner’s suite or guest bedroom. Great rooms with large windows and fireplaces are open to kitchens with granite or quartz countertops, center island with seating, tile backsplash, walk-in pantry, and dining area. Owner’s suites feature walk-in closets and en-suite bathrooms with soaking tubs and/or tiled walk-in showers, dual sinks/vanities, and enclosed commodes. Lofts or bonus rooms are available options on the second floor. Full lower levels may include recreation areas with wet bars, bathrooms, an office, and storage area. Homes offer attached 2-3 car front-entry garages.
Estates homesites measure approximately 80-94′ wide and range from 0.29 to 0.41 acres. Yards are sized to accommodate playsets or trampolines, sheds, and even in-ground pools with room to spare.
With cleared yards and a number of homes backing to one another, privacy is achieved with plantings.
Reserves at Hampton Place:




“Reserves” homes include ranch and 2-story styles (only ranches have first-floor owner’s suites). They range from 1,800-3,000+ square feet with 3-5 bedrooms and 2.5-3.5+ bathrooms.
Available features depend on selected options and floor plan. Main levels can include hardwood flooring, flex rooms and/or private dens, garage entry mud hall/drop zone, and even a guest bedroom. Great rooms with large windows and fireplaces are open to kitchens with granite or quartz countertops, center island with seating, tile backsplash, walk-in pantry, and dining area. Second-floor owner’s suites with walk-in closets and en-suite bathrooms with soaking tubs and/or tiled walk-in showers, dual sinks/vanities, and enclosed commodes. Lofts or bonus rooms are available options on the second floor. Full lower levels may include recreation areas with wet bars, bathrooms, an office, and storage area. Homes offer attached 2-car front-entry garages.
Living is extended outdoors with patios and/or composite decks and covered living areas.
Reserve homesites measure 50-55′ wide and range from 0.14 to 0.34 acres. These yards are sized to be more easily manageable, appealing to buyers who prefer to spend less time on yard work.
NOTE: Most Reserve lots will not accommodate an in-ground pool.

There are three entrances to Hampton Place: via Atlantic Ave from either Stoney Ridge Rd or Avon Belden Rd (Route 83), and via Jannie Ln from Stony Ridge Rd.
In addition to the entrance streets, this development also encompasses Chatfield Ct, Covey Dr, Dorow Dr, Fortunato Dr, Harbor Dr, Havencrest Ct, Lands End Dr, Lila Ct, Thornbury St, Waterscape Ct, Windermere Pl, and Yale Ct, many of which end in cul-de-sacs.
All streets have lantern-style streetlights, curbs and sidewalks.
Some residences receive post to individual mailboxes; otherwise, mail is delivered to cluster box units.
Homeowner’s Association (HOA) fees at Hampton Place are approximately $857 annually.
Fences and storage sheds require prior approval. In-ground pools and play equipment are permitted; gardens and above-ground pools are not.
This neighborhood is served by North Ridgeville City Schools.
