About North Ridge Pointe in North Ridgeville Ohio
North Ridge Pointe is a new construction swim and tennis community in North Ridgeville, Ohio, south of Mills Rd, between Avon Belden Rd (Route 83) and Stoney Ridge Rd.
These semi-custom luxury homes were built by Drees Homes and Smitek Construction beginning in 2015. As of late 2024, the subdivision was in phase 8 of development (middle section of West Shore Pkwy), which will bring the total to 306 homes. Additional parcels of land to the north (empty green area on below map) are zoned for subsequent development.
Both Drees and Smitek Homes offer two-story and ranch floorplans.
Homes mainly range from 2,200-5,200 square feet, with 4–6 bedrooms and 2.5–4 bathrooms.
NOTE: Homes on Appian Way and the eastern end of Navona Ln are a collection of Drees homes (aka Enclave at North Ridge Pointe) starting at 1,300 square feet.
Available features depend on the size and layout of the home, which may include hardwood flooring, 2-story foyers, turned staircases, formal dining rooms, butler’s pantry, flex rooms (private den or formal living room), laundry rooms with cabinets and utility tubs, and garage entry benches or mudrooms. Vaulted or two-story family rooms with floor-to-ceiling windows and fireplaces open to large kitchens with granite or quartz countertops, tile backsplash, breakfast bar seating, walk-in pantry, dinette area, and even sunrooms. Vaulted or tray ceiling owner’s suites include walk-in closets and en-suite baths with tiled walk-in showers, soaking tubs, dual sinks/vanities, and enclosed commodes. Guest bedrooms also have walk-in closets. Optional finished lower levels are complete with media rooms, kitchenettes, bars, exercise rooms, and storage rooms. Homes offer attached 2-3 car front or side-entry garages (some front-load garages have third stall tandem parking).
Living is extended outdoors with patios and/or composite decks and covered living areas.
Most homesites measure approximately 85′ wide with setbacks of 35′ and are around 0.29 acres in size. Larger lots up to 0.74 acres are available around street curves and cul-de-sacs.
“Enclave” homesites (Appian Way and the east end of Navona Ln) are smaller, appealing to buyers who prefer to spend minimal time on yard work. Enclave lots measure approximately 55-60′ wide with 22′ setbacks, ranging from 0.17 to 0.33 acres.
With cleared yards and most homes backing to one another, privacy is achieved with plantings.
Sheds and fences are permitted.
North Ridge Pointe recreation amenities include an outdoor swimming pool and wading pool, tennis/pickleball courts, a walking trail, and playground (located at 36542 Capri Ln).
Numerous ponds throughout the community offer serene water views.
Other than the wooded common area surrounding Trevi Ct, the rest of the community is cleared and homes are visible from the street, giving it a very open feel.
North Ridge Pointe is located 0.4 miles south of Mills Rd. There are two entrances: the main entrance of W Shore Pkwy from Avon Belden Rd, and Ravenna Dr off Stoney Ridge Rd. Each entrance has a divided median in the center of the street with landscaping and masonry signage.
In addition to the entrance streets, this development also encompasses Amalfi Rd, Appian Way, Capri Ln, Charles Piazza Rd, Santa Maria Cir, Sophia Ln, Trevi Ct, Venezia Ln, and Navona Ln.
Venezia Ln ends in a stub, which could be developed with future opportunities.
For those concerned about health and safety, visual encumbrance or noise, there are several rows of high voltage steel lattice tower transmission lines along the northeast corner of the subdivision.
This community has streetlights, curbs and sidewalks on both sides of the street.
Mail is delivered to cluster box units.
There is a Homeowner’s Association (HOA), which offers a sense of community with consistent, well-attended family-friendly events throughout the year. HOA fees at North Ridge Pointe are approximately $520 annually.
This neighborhood is served by North Ridgeville City Schools.
