About North Ridge Pointe Real Estate
North Ridge Pointe is a large subdivision of single-family homes with a community pool, playground and tennis/pickleball courts in North Ridgeville, Ohio.
It is located south of Mills Rd, between Avon Belden Rd (Route 83) and Stoney Ridge Rd and comprises the residential streets of Amalfi Rd, Appian Way, Capri Ln, Charles Piazza Rd, Corso St, Navona Ln, Ravenna Dr, Santa Maria Cir, Sardina Dr, Sophia Ln, Trajan Pl, Trevi Ct, Turin Pl, Venezia Ln, and W Shore Pkwy.
These semi-custom luxury homes were built by Drees Homes and Smitek Construction beginning in 2015.
NEW PHASE! Development of Phase 9 (Trajan Place, Turin Place, and the north end of Sardina Drive) is currently underway, which will bring the total to 402 homes.
Both Drees and Smitek Homes offer two-story and ranch floorplans.
There are two lot size categories:
- Standard lots measure approximately 85′ wide with setbacks of 35′ and are generally sized around 0.29 acres. Larger lots up to 0.74 acres are available around street curves and cul-de-sacs. These homes mainly range from 2,200-3,900 above-grade square feet with 4-5 bedrooms and 2.5-4 bathrooms.
- The “Enclave” at North Ridge Pointe are slightly smaller lots. Enclave lots measure approximately 55-60′ wide with 22′ setbacks, ranging from 0.17 to 0.33 acres, appealing to buyers who prefer to spend minimal time on yard work. These homes range from 1,300-3,200 above-grade square feet with 3-4 bedrooms and 2-3.5 bathrooms.
Available features depend on the size and layout of the home. Amenities and principal rooms may include hardwood or LVP flooring, a front-entry foyer (some are 2-story), mud hall, formal dining room, butler’s pantry, flex room (private den or sitting room), and open-concept living space where the fireplaced great room (may be vaulted or 2-story) opens to the kitchen featuring granite or quartz countertops, a breakfast bar, walk-in pantry, dinette area, and even a sunroom.
First or second floor owner’s suites include vaulted or tray ceilings, a walk-in closet, and en-suite bathroom with a soaking tub and/or tiled walk-in shower, dual sinks/vanities, and enclosed commode.
Guest bedrooms also have walk-in closets.
Optional finished lower levels are complete with rec rooms, kitchenettes, bars, theaters, and/or exercise rooms.
Front or side-entry garages accommodate 2-3 cars (third space may be tandem).
Living is extended outdoors with covered living areas, patios and/or composite decks.
Backyard sheds and fences are permitted.
With cleared homesites and most homes backing to one another, privacy is achieved with plantings.
Greenspace parcels and numerous ponds are dispersed throughout the subdivision, offering vistas over water and/or meadows. The greenspace surrounding Trevi Ct is wooded, providing privacy and arbored views.
⚡POWER LINES: Four rows of high-voltage steel lattice tower transmission lines run along the northeast corner of the subdivision for those concerned about health and safety issues, visual encumbrance, noise or home values.
⚠️FLOOD: Slater Ditch crosses the east end of the subdivision, where adjacent properties may be designated as Flood Zone X500 (an area inundated by 500-Year Flooding). Saye Ditch also intersects the community, where certain homes may be within 250 feet of Flood Zone X500. View FEMA Flood Map.
North Ridge Pointe has two entrances: Ravenna Dr off Stoney Ridge Rd, and the main entrance of W Shore Pkwy off Avon Belden Rd. Each entrance has a divided median in the center of the street with landscaping and masonry signage.
The following streets have full cul-de-sacs: Appian Way, Navona Ln, Santa Maria Cir, Trajan Pl, Trevi Ct,Turin Pl, and W Shore Pkwy.
This community has lantern-style streetlights, curbs and sidewalks on both sides of the street, offering plenty of pavement to safely bike, skate or walk the dog.
Mail is delivered to cluster box units.
The south end of Venezia Ln ends is a dead-end, which could be extended with future development opportunities.
There is a Homeowner’s Association (HOA), which offers a sense of community with consistent well-attended family-friendly events throughout the year. HOA fees at North Ridge Pointe are approximately $600 annually.
This neighborhood is served by North Ridgeville City Schools.
