About The Slate Townhomes

“The Slate” Townhomes will include 19 units with sleek contemporary exteriors, rooftop decks, limited-maintenance living, and a prime location just one block from Cleveland Lakefront Bikeway (also leads to Edgewater Park & Beach!) and two blocks from Herman Park and the Gordon Square Arts District.

Formerly a light industrial site, The Slate Townhomes were designed by Horton Harper Architects and built by SoLo Development beginning in 2021. Currently, Phase 2 & 3 are underway.

Positioned on the south side of Herman Avenue between West 54th St & West 58th St, The Slate complex will include 19 total units: a northernmost row along the street with 10 two-story townhomes and a back row of 9 three-story townhomes.

The Slate 2-Story Townhomes (Unit Types A-C):

The monochromatic charcoal-colored townhomes fronting Herman Ave offer three floors of interior living space (including the basement) with 1,876-2,616 square feet, 2-4 bedrooms, 2.5-3.5 bathrooms, a huge second-level terrace, and full rooftop deck.

Lower level: Full basements, if finished, may include a full bath, a bedroom with closet and egress window, and a finished lounge area (gym, home office, playroom or art studio) with a bar, storage closet, and utility closet. Type ‘A’ units have double-pane egress windows with wells in both the bedroom and lounge area.

Ground level/main floor: Attached 2-car garages at the back of these townhomes open to an auto court accessible from Herman Ave.

Entering from the garage is a thoughtfully placed adjacent hallway with a coat closet and half bath. Continuing straight from the doorway is the kitchen, with either a U-shaped layout or an L-shaped layout with an island, both of which offer a bar with space for four stools. The kitchen is open to the dining area and spacious living room with floor-to-ceiling windows. NOTE: If the unit has no basement, utilities are located in a closet below the stairs.

A designated front entryway with coat closet leads to the covered front porch with room for chairs and/or planters.

Second floor: Located at the front of the home is the owner’s suite featuring wall-height windows, a generous walk-in closet and en-suite bath with dual sink vanity (may have 1 sink if there are 2 guest bedrooms), a glass-enclosed tiled shower, linen closet, and enclosed commode. There’s also the guest bedroom(s), a hall bathroom, laundry closet, linen closet, and access to the 20×20′ second-level terrace (atop the garage).

Third level & rooftop: At the top of the stairwell is a storage closet and a glass paneled door to the full rooftop deck, which includes a bar alcove.

The Slate 3-Story Townhomes (Unit Type D & E):

The back row of The Slate townhouses with white exterior paneling have 2,592 square feet across two floors of interior living space, 2 bedrooms, 2.5 bathrooms, and a rooftop deck.

Ground/entry level: Front-entry garages open to an auto court accessible from Herman Ave. An entryway landing at the bottom of the stairs is accessible from both the garage and the front porch.

Second level/main floor: Stairs lead into the open-concept dining area and kitchen featuring a center island with bartop space for four stools. The kitchen is open to the living room with floor-to-ceiling windows, a storage closet, and hallway powder room.

Third floor: Guest bedroom, hall bathroom, laundry closet, and owner’s suite with large windows, a walk-in closet, and en-suite bath with glass-enclosed tiled shower.

Fourth level rooftop: At the top of the stairwell is a storage closet and a glass paneled door to the full rooftop deck with a bar alcove.

To enhance walkability from the back buildings, two paved walkways lead between the front buildings to the sidewalks along Herman Ave.


The Slate Townhomes offer a 15-year tax abatement.

Homeowner’s Association (HOA) fees for The Slate Townhomes are approximately $__ monthly.

Directly east are King’s Terrace Condominiums. To the west are three parcels with a vacant chrome shop, which could be rezoned for residential development in the future.

The Slate Townhomes are located on the south side of Herman Avenue between West 54th & West 58th Streets in the Gordon Square section of Cleveland’s urban West Side Detroit-Shoreway neighborhood.

Downtown Cleveland is just a 5 min drive! Highways are accessible in 6 min to I-90, 9 min to I-71, 8 min to I-77, and 12 min to I-480.

Townhouses are directly across from the parking lot of the Cleveland Police Patrolmen’s Association (CPPA) social club, offering extra assurance for the surrounding block.

The nearby 2.5-acre Herman Park (3 min walk) has a spray fountain for cooling off, an open field, picnic pavilion, full basketball court, jungle gym, slides and swings. Lake Park‘s outdoor pool and playground are a 5 min drive or 9 min bike. Michael Zone Recreation Center (5 min drive, 7 in bike) has a weight room, sauna, racquetball, game room, gym, and indoor pool.
