Location: Located on the western edge of Cleveland, the north Edgewater neighborhood is bordered by Lake Erie to the north, Edgewater Park to the east, Lake Ave to the south, and W 117th St to the east.

North Edgewater Luxury Real Estate
Edgewater’s luxury homes are situated in the northernmost section of the neighborhood: the area north of Lake Rd (the north side of Lake Rd as well as Edgewater Dr, Harborview Dr and Cliff Dr) between W. 117th St and Edgewater Park.
The north Edgewater neighborhood, also called Edgewater at the Lake, is one of the most coveted in all of Cleveland and continues to attract the city’s most prosperous citizens.

North Edgewater homes have the highest housing values, appreciation rate, and rate of owner-occupancy in the neighborhood.
As far as citywide statistics, the north Edgewater neighborhood boasts the largest lot sizes and some of the highest-priced single-family homes in the entire city of Cleveland!
Crime in North Edgewater is also statistically lower than the rest of the neighborhood. The homeowners’ association has a security committee and a dozen+ surveillance and license plate cameras angled toward public right of ways. Signs posted on streetlight poles notify passersby of both its neighborhood watch and 24-hour surveillance cameras.
North Edgewater Cleveland Luxury Homes:
Zoned strictly as a “Limited One-Family District,” housing in north Edgewater is exclusively single-family homes (no apartments, duplexes, townhouses, or row homes!).
Its streets are lined with a harmonious rhythm of mature trees, unusually spacious manicured lawns, and meticulously maintained homes of architecturally significant styles including Arts & Crafts, Georgian, Queen Anne, Spanish Revival, and Tudor.
Primarily built for prestigious families following the turn of the century, most of the magnificent homes of north Edgewater were built from 1900-1939, offering many charming century homes.
Homes mainly range from 2,600-6,400 square feet with 4-5 bedrooms and 2.5-5 bathrooms.
These carefully preserved and updated homes offer a mix of old-world charm and modern functionality. Common features include vestibules, foyers with high ceilings and staircases, spacious rooms, numerous wood-burning fireplaces, leaded glass windows, abundant natural wood trim, butler’s pantry, hardwood floors, intricate moldings, built-ins, 3-season/sunrooms, and flagstone or paver patios. Garages, either attached or detached, accommodate 2-3 cars.
Oversized homesites generally measure 60’ to 75′+ wide, ranging from 0.32 to 0.47 acres. Numerous properties extending to the lakeshore measure above 1 acre.
Roughly 40 lakefront homes* offer exceptional panoramic views over the water and/or downtown cityscape for breathtaking sunrises and sunsets. Some lakefront homes have constructed access to the shore and/or boat docks.
*NOTE: Lakefront properties along Cliff Dr do not extend to the shoreline, nor offer direct access to the beach/lake. A narrow strip of parkland owned by the city runs north of Cliff Dr along the cliff edge. Since the City of Cleveland manages erosion of the cliff (currently by riprap revetment), lakefront homeowners won’t incur revetment expenses!
There are sidewalks throughout the community for evening strolls and walking your dogs.
Optional Edgewater North Homeowners’ Association (HOA) fees are approximately $65 annually.
The neighborhood is also served by Northwest Neighborhoods community development corporation.
Students attend the Cleveland Metropolitan School District.
History of North Edgewater
The Edgewater neighborhood was originally part of Brooklyn Township (formed in 1818) in the Connecticut Western Reserve. It included territory west of the Cuyahoga River that later became the west side of Cleveland.
In 1871, the area was incorporated as the Village of West Cleveland.
The north end of West Cleveland, comprising today’s North Edgewater neighborhood, remained virtually undisturbed through the early 1880s. Wealthy landowners including S.B. Marshall, Henry Lower, Norman C. Baldwin, and Jacob Bishop Perkins utilized their land for fruit orchards and summer estates.

Around 1888, Jacob B. Perkins recruited Marcus Alonzo Hanna (most famously known as President William McKinley’s campaign manager) and his brother Leonard C. Hanna to join him along Lake Ave.
Within a few years, a half-dozen other prominent citizens and industrialists like Joseph M. Gasser, Julius Feiss, and William John White acquired idyllic 5-10 acre parcels along the waterfront of Lake Ave and erected their own magnificent Gilded Age mansions.

The same year the Village was annexed to Cleveland (1894), the city purchased the property immediately east of Jacob B. Perkins’ estate for public recreation. Edgewater Park would open the following year.
Residential development slowly began encroaching Lake Ave with the addition of Clifton Boulevard and numbered perpendicular streets in 1903.

Extensive improvements to Edgewater Park in 1914 included an immense 3-story Spanish Mission-style bathhouse that accommodated 3,000 bathers, attracting visitors in droves.

With a growing interest in their lakefront parkside property, Gilded Age landowners began to subsidize their lakefront estates.
By 1915, much of the land north of Lake Ave was re-plotted as the North Edgewater neighborhood we know today, adding the streets of Edgewater Dr, Cliff Dr and Harborview Dr. The first generation of grand Lake Ave residences were eventually demolished and replaced by more modest but still markedly grand homes.

Fitness and outdoor enthusiasts will appreciate being 0.7 miles (≤4 min bike; 15 min walk) from Edgewater Park and Edgewater Beach on Lake Erie for swimming, boating, kayaking, paddle boarding, fishing, picnicking, walking the dog (there’s a dog beach!), running/biking its trails, or enjoying a beachfront concert.
Cyclists are also ≤4 min to Cleveland Lakefront Bikeway that spans Cleveland’s 17-mile Lake Erie shoreline eastward to Euclid (nearly all riding is paved, off-street trails). The trail passes through parks, beaches, marinas, and attractions like the Cleveland Browns Stadium, The Great Lakes Science Center, and Rock ‘n Roll Hall of Fame.
Lake Park, outdoor pool and playground are a 5 min drive or 8 min bike. Cudell Recreation (5 min drive, 9 min bike) offers a weight room, sauna, gym, game room, and indoor pool.
