The Ledges in Peninsula
The Ledges is a wooded community in Peninsula Ohio with 35 stately custom-built luxury homes adjacent to Cuyahoga Valley National Park. Homes were constructed from 1994-2009 by builders including Ken Payne and Prestige Homes.
These capacious colonial homes (most are full-brick) mainly range from 5,000 to 13,500+ square feet with 4-6 bedrooms and 4.5-8.5+ bathrooms.
Homes in The Ledges were individually designed and are appointed with exceptional craftsmanship, luxury finishes, and desirable amenities including zoned HVAC, central vac, extensive custom millwork, solid core doors, open floorplans, soaring custom ceilings, hardwood flooring, foyers (many two-story) with coat closets and turned or curved staircases, executive studies, laundry rooms with utility tubs and cabinets, formal dining rooms with tray ceilings, and sunrooms and/or fireplaced formal living rooms. Vaulted or two-story great rooms with fireplaces and floor-to-ceiling windows are open to kitchens featuring granite or quartz countertops, breakfast bar seating, tile backsplash, top-of-the-line appliances, walk-in pantry, and dinette area. Owner’s suites include vaulted or tray ceilings, sitting areas, walk-in closets, and en-suite bathrooms with tiled walk-in showers, soaking tubs, and dual sinks/vanities. Spacious guest bedrooms have walk-in closets. Full finished lower levels (some are coveted walkouts!) are an entertaining haven with theater or media rooms, kitchenettes, bars, wine cellars, exercise rooms, and storage areas. Attached side-entry garages accommodate 3-4+ cars, many heated. Some also offer carriage houses for additional parking and recreation.
Homes in The Ledges have well water and septic systems.
Professionally designed backyards feature lush gardens, custom patios and/or composite decks, gazebos, covered living areas, fireplaces or fire pits, water features, streams, swimming pools, and even tennis courts.
Heavily wooded homesites mainly range from 2.8 to 7.8 acres, offering panoramic views of nature and the ultimate in privacy. There are also some larger lots measuring 11.5 and 12.3 acres.
Directly west is the Metro Parks Bike and Hike Trail and endless wooded views of Cuyahoga Valley National Park (designated in green on above map) including the 350-acre parcel belonging to the Girl Scouts’ Camp Ledgewood.
There are two entrances to this semi-circular-shaped subdivision via Ledgeview Dr or Rockwood Cir, both off Olde 8 Rd. Entrances are flanked on either side by lovely landscaping and wooded three-rail fencing that extends into the community. In the center of the street is a divided median with landscaping, garden stones, and engraved masonry signage.
The Ledges also includes the cul-de-sac of Ianwood Cir.
Like most developments in this area, there are no curbs or sidewalks.
Homeowner’s Association (HOA) fees at The Ledges are approximately $480 annually.
The western section of this subdivision attends Boston Heights Village-Woodridge LSD; the eastern end attends Boston Heights Village-Hudson CSD.
There are also a number of local private schools including Walsh Jesuit High School (10 min), Heritage Classical Academy (10 min), Cuyahoga Valley Christian Academy (9 min), Hudson Montessori School (12 min), Summit Christian School (14 min), and Old Trail School (18 min).
Other nearby luxury home communities include Brighton and Parkside Reserve.

Highways are accessible in 6 min to I-80/Turnpike, 8 min to I-271, and 15 min to I-480.

Directly across the street from the Ledgeview Dr entrance is Matthews-Thomas Park with baseball fields, a membership-only community pool, a stocked pond with fish and turtles, a playground, and picnic areas.
You are a 4 min drive or 10 min cycle to the East Rim Trailhead of the Metro Parks Bike and Hike Trail (runs directly west of the development), which offers 34 miles of trails past the Cuyahoga Valley National Forest and through Summit, Cuyahoga and Portage counties.
The 33,000-acre Cuyahoga Valley National Park is directly west, which includes the Cuyahoga River and numerous waterfalls, the 87-mile Ohio & Erie Canal Towpath Trail, and the Cuyahoga Valley Scenic Railroad.
Golfers are only 9 min from the city-owned golf club, Ellsworth Meadows. If you’re looking for social membership and golf, you’re 7 min to Lake Forest Country Club, 11 min to Silver Lake Country Club, and 13 min to Hudson Country Club.
Boston Mills and Brandywine Ski Resorts are a 10 min drive for skiing and tubing during the winter months.
