But production homes are also where buyers most often misunderstand what they’re actually getting.

What Is a Production Home?

A production home is built by a builder who constructs the same set of floor plans repeatedly within a planned neighborhood or development. These builders are often national or regional builders but can also be smaller local builders. Some of these builders are publicly traded companies and have shareholders.

These builders streamline the process by:

  • Offering limited floor plan choices
  • Building in high volume
  • Controlling the land, timeline, and construction process

Because of this, production homes are typically:

  • More affordable new construction homes than semi-custom or custom homes
  • Faster to purchase, selection options, and build
  • Easier to understand for first-time new construction buyers
  • Offer less risk to buyers when it comes to lot conditions or unexpected costs

Who Production Homes Are Best For

Production builders are often a great fit for buyers who want new construction if you:

  • Want predictable pricing
  • Prefer a faster, more structured build process
  • Don’t want to make hundreds of design decisions
  • Are comfortable choosing from pre-selected options
  • Appreciate that the floor plan designs are built for the masses and today’s lifestyle
  • Like the idea of a neighborhood with a consistent style

Many first-time new construction buyers start here—and do very well—when expectations are aligned correctly.


What You Can Customize (And What You Can’t)

One of the biggest misconceptions about production homes is that they limit customization.

Typically allowed:

  • Interior finishes (cabinets, flooring, countertops)
  • Cosmetic upgrades are offered in their pre-priced option lists
  • Some layout options within the floor plan (sunrooms, extensions, bathroom layouts, guest suites)

Typically limited or restricted:

  • Structural changes
  • Major layout reconfigurations
  • Options not in their pre-priced option lists, like a different window or manufacturer, or solid core doors vs hollow core doors
  • Manufacturer products not contracted with current vendors
  • Exterior elevations and colors
  • Lot flexibility

Special Option Requests:

If the builder considers a special option for a buyer, they often won’t price out the request until you are under contract. Pricing will often come back much higher than the actual cost.

Two main reasons the price is high:

  1. The builder doesn’t want you to do the option, so they make it worth their time
  2. In the event of an error, funds are available to correct the request. These builders are great at their production-line builds but are not accustomed to one-off changes.

Understanding these limits before choosing a builder prevents frustration later.

Timeline Expectations for Production Homes

Production homes generally offer:

  • Shorter build timelines
  • More predictable completion dates
  • Less variability during construction
  • Inventory Homes, Spec Homes, or Market Homes

However, timelines still depend on:

  • Permit approvals
  • Supply chain conditions
  • Weather (especially in Northeast Ohio)
  • Buyer demand for the community can delay when your home may start

Common Mistakes Buyers Make with Production Builders

  • Visiting builders without representation on the 1st visit
  • Not understanding a specific builder’s sales process from their trained salesperson who works for them, not you
  • Assuming base pricing, lot premiums, and upgrades are negotiable
  • Choosing a lot and or floor plan without considering resale
  • Over-upgrading features that don’t add long-term value
  • Signing contracts without understanding timelines, appraisals, and penalties
  • Understanding how incentives are tied to their lender and title company to maintain control over the entire process
  • Some of the smaller local builders may not offer end loans and will require a construction loan
