Now, this is a live demo of NoBSHomeBuying.com. As I walk you through this, you’re going to see some different topics a home buyer should know when buying a home. Now, suppose you go over to step one of No BS HomeBuying, which is Plan. In that case, you’re going to see representation, pre-approval, and preferences. That’s the first step in planning out a successful home buying process. Those are the three modules that are there. This will just walk you through buyers, representation, why it’s important to you, and what you should understand as a buyer. If you’re working just solely with your buyer’s agent, or if you think you’re going to call a listing agent. You know, potentially not even have any representation, which many people seem to think could benefit. Still, typically they don’t understand, you know, agency and therefore they make some mistakes.

I go through the different things about the pre-approval process here. If you should rent or buy, sometimes people want to move after two years of purchasing a home. And if you know that upfront, probably doesn’t make sense. Still, as you can see here, I walked through a whole bunch of information to really just educate you and guide you throughout the process. There are mortgage calculators in here that really break things down with amortization schedules. Pre-approvals, and what’s the difference with a prequalification. A lot of people don’t understand that. And if you find a house that you fall in love with and want to put a deal in, you have a prequalification.

In contrast, everybody else has a pre-approval, you’re probably going to lose. So it’s just a few other things to keep in mind. I use a specific mortgage person. It’s that simple, but it really breaks down a ton of detail.

So you don’t have to do additional research. It can just be spoonfed to you, but as you can see, even with step 2, Tour, of NoBSHomeBuying.com, there are three more modules, and that would be showings, running numbers, and doing offers. And all you gotta do is click on the module.

And next thing you know, it’s going through a lot more detail again, you know, in regards to showing. So the nice thing about No BS Home Buying is you’re being put in front of the information without having to go search for it or think about it. Which makes it nice right before you go to put an offer in some of the different things that you need to do to really make sure you’re not overpaying for a home. I’m going to be honest with you. There’s a lot of agents out there that could give a care in the world. If you overpay for a house, they’re looking for that commission today. I look for customers down the road and customers from your friends and family. So I’m gonna make sure that you’re very confident and comfortable in what it is that you are purchasing. We look at comps, we make sure, you know, I’ve even got a client right now where they love a home, but it’s not going to appraise even if we put an offer in. So if we go into it, knowing that because the sellers are being stinkers, that’s, you know, my buyer’s choice. They even went to an appraiser that they know just to double-check my math, and the appraisers like he’s exactly right. Real estate is not hard, but people make some terrible mistakes.
